An established Surveying and Project Management Team are based in the London and Manchester offices. Due to an increase in workload the current team is seeking an enthusiastic and driven Senior Building Surveyor to join their dynamic and supportive team in central London.
This is a unique client-side role within an established team; the role is multifaceted in that the primary purpose will be to manage projects, ranging from small and conceptual works to major refurbishment and development pieces. You will also provide building and construction advice to the internal teams within a privately-owned, vertically integrated real estate investment, asset, and property management environment. You will play an active role on all aspects of planning, refurbishment, development and project delivery across the retail and business portfolio.
Utilising your demonstrable, strong knowledge base, you will be responsible for enabling successful project completion in an attractive, cost-effective, and value-add manner, in line with the overarching business plan which we are all working towards.
Main Duties:
To play an active role in the planning and delivery of sustainable refurbishments throughout our current and future portfolio
Conduct pre-acquisition due diligence by reviewing building and M&E surveys
Advise on refurbishment costs for business plans and manage refurbishment projects within budget and timelines
Appoint consultants, inspect properties, and negotiate settlements for dilapidations claims
Provide general advice on building-related matters, including tenant alterations and repairs
Direct Facilities Managers on lower value maintenance contracts, emphasising value-added work.
Undertake financial appraisals and formulate project management strategies
Manage planning processes, collaborate with external consultants, and build relationships with authorities
Manage Building Control Applications including acting as the Principal Designer
Lead professional project teams and implement statutory procedures
Preparation and co-ordination of design information and contract documentation, administering the procurement and tendering of works and work packages, Contract Administration of the works and financial control through to completion and handover
Compliance with the Construction (Design and Management) Regulations including acting as the Principal Designer
Party Wall surveys, preparation of notices and awards
Provide comprehensive project management advice, overseeing scope, programme, budget, and external input
Instruct and review specialist reports
Support Asset Managers in tenant documentation completion
Coordinate with the internal project management team for effective scheme handover and management
Ensure proper document management in compliance with PREM policy
