This team is responsible for identifying and sourcing the best locations for new developments. It's fast moving and, in today's climate, extremely competitive and commercial in its focus.
While we need to be commercial and competitive in bidding for sought after land, we also need to be imaginative in identifying other possibilities - such as land that currently doesn't have planning permission. It's a complex area of our work, and one that's under intense commercial scrutiny and pressure. It's also the life of our business,which makes this team's work even more vital and far-reaching. Entrepreneurial and imaginative in your thinking, you'll need to be a good assessor of risks, and an even better relationship builder.
Reporting to the Head of Development, you will contribute to the overall success of the London Regional Land & Development team, through supporting the Head of Development in managing projects to meet the Region's financial targets, taking into account all business variables and in the effective management of the Development operation.
You will be expected to:
Responsible for the identification, negotiation and acquisition of private and public sector sites, including obtaining internal Board approvals
Formulate project briefs and appoint and manage the design consultant teams
Coordinate the design development of a project
Work with internal sales, commercial, technical, cost planning and construction teams to maximise the efficiencies of a project and ensure the robust handover of a project to the delivery team once planning permission is obtained
Formulate and manage the internal viability of a project and monitor financial performance on a number of key indicators
Coordinate, prepare and submit planning applications and monitor to ensure planning permission within the statutory timeframe to an agreed budget
Prepare Section 106 agreements in consultation with the Local Authority
Forge and maintain relationships with developers, agents, consultants and the public sector
Coordinate planning appeals if required
Support appropriate reporting to the Regional and Divisional Boards in line with the standard format
Promote and act in accordance with Group values, systems, policies and procedures.
What you'll need?
To be successful in the role, we are looking for:
Familiar with all aspects of development management (planning, viability, negotiation of legal contracts, management of a consultant team, design and commercial and technical disciplines)
Ideally qualified to degree standard in a relevant subject, e.g. Planning, Property Surveying, Technical Engineering, and with membership of a Professional Institute
Sound geographical knowledge of the Greater London area
A strong team motivator with the drive and tenacity to achieve the goals of the business
Articulate, clear and credible, and able to thrive under pressure in a fast-paced environment
Able to communicate with a wide range of people, engender rapport and trust, and develop and maintain key contacts
Exceptional negotiating and influencing skills; a confident and professional networker
