Any offers of appointment will be subject to a Disclosure and Barring Service (DBS) check (formerly CRB), a certificate of good conduct if applicable, plus receipt of satisfactory references, Occupational Health clearance, an understanding of safeguarding and qualifications verification. An Enhanced DBS check is required for this position as you will be working within 'Regulated Activity' within a specific place (i.e. the College).

BACKGROUND TO THE POST



During recent years the College has continued to grow and diversify in order to meet the demands placed upon it by government initiatives, community developments and financial considerations.

In order to keep pace with changes and to address the needs of students in the 21st Century, the College has embarked upon a number of initiatives and from 2007, the College operates at five main centres throughout Warwickshire and Worcestershire.

The growth in terms of student intake has put very real pressure upon the maintenance of buildings, grounds and services, caretaking, security, portering and cleaning; and has shown the need for a high level of teamwork, flexibility, loyalty and co-operation. Any person appointed as a Senior Estate Warden will be part of the Estates and Facilities Management team and will be expected to play their part in the constant battle to keep the College buildings and grounds in the best possible condition and appearance, as well as ensuring the necessary support to all other staff, including their safety.

The work will involve a wide range of duties, and hours of work that will vary on a weekly cycle between early morning starts and late evening finishes, including some weekend working. Specific duties will vary according to the times of the day when on duty and will be assigned by the Facilities Manager who will be responsible to the Estates Operations Manager for the effective and efficient service provision.

DUTIES AND RESPONSIBILITIES



The postholder will be responsible to the Facilities Manager for the carrying out of Senior Estates Warden duties, utilising the College Helpdesk to ensure all tasks are completed within agreed time scales in a pleasant and efficient manner.

? To control and co-ordinate the jobs issued by the Estates Helpdesk to both wardens and maintenance technicians on site, ensuring that jobs are completed within agreed time scales. ? To advise the Facilities Managers of any issues which may affect the satisfactory completion of jobs, and take further action if appropriate and directed to do so.

? To co-ordinate the purchasing of consumables as required and to maintain stock levels.

? To prepare staff rotas and advise the Facilities Manager of any staffing needs, ensuring cover in the event of absence and holiday.

? To monitor on going maintenance contractors visits. To contact outside contractors as required to attend sites, particularly in the event of an emergency.

? To deputise for the Facilities Manager as required and attend site meetings.

? To co-ordinate the recording of staff absence and carry out 'return to work interviews'.

? To be involved with the review, development and training of staff as appropriate.

? To carry out and monitor routine statutory inspections and tests, and maintain written records.

? Security of premises and its contents, including opening up and locking up, operation of fire and burglar alarms, and key holder responsibilities.

? Security patrols of buildings and grounds to help in providing a safe working environment for staff, students and visitors, and including the recording and dealing with incidents, misconduct and misuse of equipment / facilities, liaison with the Police and escorting trespassers from the premises.

? Manning and operation of CCTV systems internally and externally.

? Occasional driving of College vehicles, including minibuses, between sites.

? To assist with traffic control in the College car parks and roads.

? Building services, minor maintenance and handypersons' duties including relamping, working within the maintenance and wardening team

? Limit the need for external contractors by completing works in house where possible with the skill sets available

? Cleaning of premises as directed, removal of rubbish, internal litter picking and monitoring /

inspection of work undertaken by cleaning contractors.

? Perform janitorial duties including removal of graffiti, renewal of toilet rolls, hand towels, soap, etc.

? Portering duties including movement of furniture, arranging of rooms for examinations, meetings, events etc. Movement of plant, equipment and materials as required.

? To assist with the receiving and signing of goods from outside suppliers, their delivery to appropriate College locations and assisting with the internal movement of printed materials across the College.

? Clearing of snow / ice in winter and the spreading of salt / sand on roadways and paths.

? To respond to emergencies outside of normal College hours and to work at other Centres as required.

? To assist in ensuring the internal and external cleanliness of College vehicles and regular checks on the condition of tyres, fluid levels, lights and battery etc, if required to do so.

? Carry out First Aider role on a rota basis as necessary.

Out of Hours and Weekend Cover



The post holder will live on site and provide the site Facilities Manager with out of hours and weekend cover. This will be on a schedule of two weeks on, followed by two weeks off and include the following duties and responsibilities:

1. To provide cover for the Facilities Manager during annual leave or other absence

2. To provide cover of fire alarm/ Intruder alarm activation

3. To provide reactive/emergency maintenance (dependent on skills)

4. To assist with contractors attending site out of normal hours

5. To be responsible for the site out of hours phone

In order to support during busy exam periods, you may be asked to undertake exam invigilator duties. The College will provide training.

Essential

Attainments



? GCSE Grade C or above in English and Mathematics, or Level 2 equivalent qualification.

? Previous experience of supervising staff

? Able to demonstrate a good level of practical building maintenance skills both domestic and commercial including external water supplies.

? Experience and knowledge of the main duties including previous experience or the ability to carry out basic plumbing and carpentry.

? Good timekeeping skills and reliability.

?Full UK driving licence free from major endorsements.

?Qualified First Aider or willingness to undertake qualification.

?Experience of working to Health and Safety standards and legislation.

?Basic IT skills.
