Role Summary:



The Senior Joiner & Fire Door Specialist is responsible for executing and overseeing high-quality joinery work, with a critical focus on fire door installations, inspections, repairs, and compliance across Mistoria's property portfolio. This hands-on role ensures that all joinery works--especially fire safety-related works--meet legal standards, manufacturer specifications, and internal quality expectations.

The ideal candidate will be a time-served joiner with significant experience in fire door installation and maintenance, a deep understanding of HMO compliance, and the ability to deliver efficient, safe, and cost-effective joinery solutions.

Key Responsibilities:



1. Fire Door Installation & Compliance



Install and maintain FD30 and FD60 fire-rated doors to exacting regulatory standards. Conduct inspections and remedial works in accordance with Fire Risk Assessments (FRAs). Ensure all fire door works meet the latest British Standards and building regulations (BS 476, BS 8214). Provide photographic and written documentation for compliance evidence.

2. General Joinery & Maintenance



Carry out repairs and installations involving doors, frames, skirting, architraves, locks, windows, and flooring. Undertake bespoke carpentry tasks and fittings as per property specifications. Support full refurbishments and void turnarounds with high-level joinery input.

3. Compliance & Safety



Ensure all works meet HMO, fire safety, and health & safety standards. Assist compliance teams in preparing properties for council inspections or licensing.

4. Material & Inventory Management



Specify and procure correct fire-rated materials and ironmongery. Maintain accurate records of work completed and materials used.

5. Team Collaboration & Supervision



Support junior maintenance staff and provide mentorship when necessary. Work closely with the RFM Team Leader, Head of Renovations, and Property Managers to prioritise and complete work efficiently.

Job Specification:



Education & Experience:



NVQ Level 2 or 3 in Carpentry & Joinery or equivalent. Minimum 5+ years in professional joinery with at least 3 years specialising in fire door installation/maintenance. FIRAS, BM TRADA, or equivalent fire door installation accreditation desirable.

Technical Skills:



Skilled in fire door fitting, frame construction, intumescent seals, and self-closer setups. Strong understanding of building regs (Approved Document B), BS 8214, and fire safety codes. Competent in using joinery tools and equipment safely and efficiently.

Personal Attributes:



Detail-oriented and compliance-focused. Self-motivated with excellent problem-solving skills. Able to manage multiple tasks while ensuring top-quality workmanship. Strong communicator and team player.

Liaison Relationships:



Internal:



Property Managers - Coordination of tenant-related works. Head of Renovations - Project input and refurb support. Compliance & Admin Team - Documentation for legal and council purposes.

External:



Contractors - Liaison for related trades (plasterers, decorators). Suppliers - Sourcing compliant materials. Local Authorities - Fire safety compliance and inspections (where applicable).

Compliance Rate:

100% adherence to fire door standards and safety legislation.

Quality Assurance:

Pass rate of internal QC and external inspections.

Turnaround Time:

Timely completion of assigned joinery/fire safety tasks.

Cost Efficiency:

Efficient use of materials and time to stay within job budgets.
