With sustained growth and a strong pipeline of upcoming projects, they're now seeking an experienced Senior Pre-Construction Manager to strengthen their pre-construction capability, lead commercial strategy in early project stages, and help shape the company's continued success.
ABOUT THE ROLE
This is an exciting opportunity for an experienced Senior Pre-Construction Manager with strong commercial and technical expertise within the design & build or fit-out sector. The successful candidate will take ownership of the pre-construction process - from feasibility and concept through to pricing, procurement, and handover to delivery teams.
The role will suit someone who thrives at the intersection of design, cost planning, and client engagement - someone who can bring strategic thinking, creativity, and commercial acumen to early project discussions.
Key Responsibilities:

• Lead feasibility studies, cost modelling, and early budgeting for fit-out and refurbishment projects.
• Develop robust cost plans and value engineering options aligned with client and business objectives.
• Work closely with design and project teams to ensure proposals are commercially viable and technically deliverable.
• Manage risk assessments, procurement strategies, and tender submissions.
• Support business development through pricing input and commercial insight during bids and client presentations.
• Oversee subcontractor engagement, tender evaluation, and cost analysis.
• Present cost strategies and recommendations confidently to clients and stakeholders.
• Drive process improvements across the pre-construction function.
• Mentor and develop junior members of the commercial team.

REQUIREMENTS

• Minimum 7 years' experience in pre-construction, estimating, or commercial management within design & build, fit-out, or interiors.
• Proven ability to lead the early commercial and technical stages of projects.
• Strong understanding of cost planning, value engineering, and risk management.
• Excellent communication and client-facing skills with the ability to influence decisions.
• Experience working collaboratively with design, procurement, and delivery teams.
• Commercially astute, strategic, and detail-oriented.
• Degree or HNC/HND in Quantity Surveying, Construction, or a related discipline.
• Professional accreditation (RICS/CIOB) desirable but not essential.
• Strong leadership and mentoring skills.
• Highly proficient in Excel and estimating software.
