Role Overview:
We're looking for a
Senior Property Manager
to join our Exeter team. Someone with solid experience in lettings and property management who's ready to step up, take ownership, and help guide others.
This role is ideal for someone who thrives on the day-to-day demands of property management but also wants to contribute to team leadership, performance monitoring, and process improvement. You'll be working with your own dedicated Property Administrator and Negotiator to support your portfolio, and you'll also play a key role in helping the wider team succeed.

Main Responsibilities:
Core Property Management Duties
Handling move-outs from notice through to deposit negotiations and re-marketing
Processing rent increases and ensuring legal compliance
Assisting with inspections, viewings, and inventories as needed
Responding to landlord and tenant queries in a timely, professional manner
Supporting tenancy agreements and documentation when required
Overseeing property compliance (safety certificates, inspections, maintenance etc.)
Leadership & Team Support
Line management
Conducting task observations (viewings, inspections, inventories, admin) and providing structured feedback/training
Supporting internal SLA targets via our dashboard (move-ins, move-outs, rent increases, onboarding etc.)
Holding monthly 1:1s with team members
Attending and leading property management meetings to review performance and drive improvements
Helping to embed and uphold best practices across the team
Key Skills & Experience:
Strong experience in
property management
Comfortable with
hands-on workload
and proactive case management
Naturally organised and methodical
Keen to
lead by example

A collaborative approach, willing to pitch in where needed
Clear, confident communicator with a customer-first mindset
Full UK driving licence + access to vehicle (insured for business use)
