Senior Property Manager

Job Description

We are looking for an experienced Property Manager to join our busy Property Management Team to look after Properties based in the central London area.

As part of our Property Management team you will be ensuring the smooth running of the properties under management. You will be expected to maintain positive relationships with key clients, Estate Agents, tenants, concierge staff, Management Companies, Solicitors and Accountants.

Key Responsibilities:



Client & Communication



Be the main point of contact for your clients, responding to queries the same day or within agreed timeframes. Provide clear, confident guidance on all matters related to property management and lease obligations. Represent AWH professionally at all times, including in client meetings, AGMs, and site visits.

Compliance & Regulation



Ensure full compliance with the Building Safety Act 2022 and related regulations. Oversee and follow up on statutory compliance tasks including H&S, fire risk assessments, asbestos, cladding, and fire doors. Maintain and implement a robust Health & Safety programme for all properties under management.

Site Management



Conduct regular and documented site inspections. Dress in business attire for all site visits and customer-facing engagements. Oversee and support on-site staff, including leading performance reviews.

Financial Management



Prepare service charge budgets 12 weeks before the new service year and ensure they are issued on time. Work with the Accounts team to ensure accurate invoicing, regular arrears chasing, and proper budget forecasting. Manage insurance renewals and regular maintenance planning.

Leadership & Support



Act as a deputy to the Head of Department when required--this includes chairing internal meetings and mentoring team members. Support and guide junior colleagues across the business with property-related issues.

New Business Development



Attend and lead new business meetings, progressing enquiries to secure instructions. Promote internal AWH services and identify cross-selling opportunities. Issue Resolution & Risk Address client complaints and issues promptly, escalating to a Director when necessary. Maintain clear records of progress, risks, and accomplishments across your portfolio. Ensure property procedures are systemised and improved over time.
The ideal candidate will have a strong Property Management background and happy to travel around the London area. Our properties are in the Ealing, Balham, Highbury, South Kensington, Knightsbridge, Farringdon and Swiss Cottage areas. A good working knowledge of Qube Property Mangement

Pay: 40,000.00-55,000.00 per year
