We are seeking an experienced and highly organised
Senior Property Manager / Maintenance Coordinator
. This role is pivotal in ensuring properties are well maintained, compliant, and operating efficiently through effective coordination of maintenance works and strong relationships with external contractors.
The successful candidate will be responsible for assigning and managing maintenance jobs, negotiating quotes, sourcing and onboarding new contractors, and conducting property visits to assess works where required. This position requires excellent communication skills, sound technical judgement, and a proactive, solutions-focused approach.
Key Responsibilities
Coordinate and manage all maintenance and repair activities across residential properties
Assign maintenance jobs to approved contractors and service providers, ensuring timely and cost-effective completion
Liaise closely with third-party contractors, obtaining, reviewing, and negotiating quotes to ensure value for money
Source, assess, and onboard new external contractors to support ongoing and future maintenance requirements
Conduct site visits and property inspections to assess maintenance issues, scope required works, and monitor quality standards
Ensure all maintenance activities comply with relevant legislation, safety standards, and company policies
Maintain strong relationships with tenants, responding promptly to maintenance requests and providing clear communication throughout the process
Maintain accurate documentation, including work orders, invoices, compliance records, and contractor correspondence
Support senior management with operational reporting and recommendations for property improvements
Experience & Skills
Proven experience in property management, maintenance coordination, or a similar role within the real estate or facilities sector
Demonstrated experience liaising with contractors, negotiating quotes, and managing external service providers
Ability to assess maintenance issues and determine appropriate remedial works
Sound understanding of property legislation, compliance, and best practices in property maintenance
Highly organised with strong administrative and record-keeping skills
Excellent communication skills, including professional phone and email etiquette
Ability to work independently, prioritise workloads, and manage multiple properties and contractors simultaneously
ARLA Qualified (Preferred)
Job Types: Full-time, Permanent
Pay: 30,000.00-35,000.00 per year
