Job Title: Senior Property Manager Location: Malvern Salary: Competitive, dependent on experience Job Summary We are seeking an experienced and proactive Senior Property Manager to oversee the management of a diverse property portfolio directly on behalf of the landlord. The successful candidate will be responsible for leading a team of property managers, ensuring high standards of property maintenance, tenant satisfaction, financial performance, and regulatory compliance. This role requires strong leadership skills, in depth industry knowledge, and a results-driven mindset. The Senior Property Manager will report directly to the Business Operations Manager. Key Responsibilities o Leadership & Team Management: Lead, mentor, and oversee a team of property managers, ensuring high performance, professional development, and operational excellence. Foster a positive and collaborative working environment that promotes teamwork and staff morale. o Portfolio Management: Oversee the day-to-day management of residential and/or commercial properties owned by the landlord, ensuring efficient operations and tenant satisfaction. o Tenant Relations: Support and oversee the property management team in addressing tenant concerns, managing tenancy renewals, and ensuring a positive tenant experience, while the team as a whole remains the primary point of contact for tenants. o Maintenance & Repairs: Coordinate and oversee maintenance works, ensuring compliance with health and safety regulations, and liaising with contractors for timely repairs. o Legal & Compliance: Ensure compliance with relevant property legislation, landlord responsibilities, lease agreements, and local authority regulations. o Contractor & Supplier Management: Source, negotiate, and manage contracts with service providers, ensuring cost-effectiveness and high service standards. o Reporting & Documentation: Maintain accurate records, prepare reports for the Business Operations Manager and landlord, and implement best practices for property management. Key Skills & Qualifications o Proven experience in property management, with a strong understanding of UK property laws and regulations. o Professional qualification such as ARLA, RICS, or IRPM is preferred. o Strong leadership and team management skills. o Excellent problem-solving and negotiation abilities. o Excellent communication and interpersonal skills. o Proficiency in property management software and MS Office applications. o Ability to handle multiple tasks and prioritise effectively in a fast-paced environment. Expectations & Performance Metrics o Ensure minimal tenant complaints and high tenant retention rates. o Maintain high occupancy levels and timely rent collection. o Ensure all properties comply with safety and regulatory requirements. o Deliver maintenance and repair works within agreed timelines and budgets. o Provide clear and timely reporting to the Business Operations Manager. o Lead and support the team to achieve operational excellence. o Foster a culture of positivity, collaboration, and continuous improvement within the property management team.
