About the Business
We're a UK-based property management company handling co-living and student houses across multiple cities. Over the past few months, day-to-day operations have fallen behind - things are working fine, but not properly tracked or organized.
We're now looking for someone experienced to step in, take charge and bring everything back under control - from payments to systems to people.
This is a short-term rebuild project, not a permanent property manager role.
The goal: by the end of 8 weeks, everything should be clean, visible and systemised.
What Needs Doing
You'll take full ownership of sorting and organizing all moving parts of the business - past and present -including:
Vendor payments & contracts - check what's pending, verify balances and bring everything up to date.
Payment plans / rent collection - confirm who owes what, chase overdue payments, and reset proper rent flow.
Council tax & utility accounts - review all accounts, ensure they're active, correct, and under control.
Property management software / records - check what's being used, clean up data, and set a clear process for how information is stored and updated.
Occupancy & lettings - confirm which rooms are occupied, vacant, or pending renewal, and organize all tenancy details clearly.
Maintenance & house issues - audit outstanding repairs, close open jobs, and put a simple tracking system in place.
Landlord communication - review all current landlords, identify unresolved issues, and bring reporting back to standard.
Internal people / contractors - check who's doing what, fix overlaps or gaps, and create a basic accountability map.
Other similar back-end duties.
In short you'll be the person who picks up everything that's loose, gets it back under control, and builds a structure so it stays that way.
What You'll Deliver
By the end of the 8 week project, we expect:
All payments, accounts, and property records up to date.
Clear rent, maintenance, and occupancy tracking systems running smoothly.
Updated list of all vendor, landlord, and tenant commitments.
A clean dashboard/report showing what's working and what's still pending.
Full documentation and checklist that a future property manager can take over easily.
What You Need to Bring
Real experience in UK property operations or management (student lets, co-living, lettings agency, etc.).
Comfortable sorting things calmly.
Confidence using property software, spreadsheets, and communication tools.
The ability to work independently - no hand-holding, just regular updates.
If something's broken, you say it, fix it and move on.
