Portfolio Details:
We are recruiting for a Senior Property Manager (or an experienced Property Manager ready to step up) with a strong background in finance, budgeting, Section 20 processes, fire safety, facade works and managing major projects. The role involves overseeing a mixed portfolio of approximately 1,000 units across eight London buildings, including a large development in Greenwich and smaller sites - two of which are ground rent and insurance only. The successful candidate will be supported by an Assistant Property Manager, expected to carry out monthly site visits, and must have direct leaseholder-facing experience
The Team
You will work alongside other property professionals and report into a Team Manager. The wider team meet on a regular basis to share industry knowledge and offer each other an opportunity for shared learning and development.
You will have a dedicated Assistant Property Manager to to work with you, along with a wider operations team who work closely with the onsite teams.
Key Responsibilities and Requirements:
As a Senior Property Manager at Rendall & Rittner, you will:
Lead by example whilst adopting the Rendall and Rittner policies, procedures and values
Ensure adherence to lease agreements by all parties, managing lease extensions and variations.
Oversee the calculation, collection, and allocation of service charges, ensuring transparency and efficiency.
Coordinate routine and emergency repairs, manage contractors, and ensure high standards of property upkeep.
Conduct regular inspections and risk assessments to ensure properties meet all health and safety regulations.
Prepare and manage annual budgets, provide financial reporting, and oversee reserve funds for long-term maintenance.
Serve as the primary contact for leaseholders, addressing their queries, concerns, and disputes.
Organise and lead annual general meetings, presenting financial and operational updates to leaseholders.
Stay current with property-related laws and ensure compliance.
Handle and mediate disputes, with a focus on resolution.
Oversee projects, including managing Section 20 consultations and ensuring projects are completed within budget and on schedule.
Provide excellent customer service and effective communication, ensuring leaseholders receive timely, clear, and helpful information.
