About the role:
As
Senior Property and Safety Manager
, you will be responsible for ensuring excellence in property and building safety management for our tall and complex mixed tenure/commercial buildings.
Ensuring your approach to building and safety management is aligned with our obligations as a landlord and regulatory requirements.
Responding to new legislative and consumer demands, ensuring processes, data and approaches are in place.
Providing innovative solutions to existing issues and ensuring that future changes are anticipated.
Key Responsibilities:
Take full ownership of your buildings, from compliance and repairs to planned maintenance and resident engagement.
Build strong, trust-based relationships with residents, contractors, and internal teams.
Be the responsible person for ensuring your building and asset information is captured and maintained in the appropriate IT system and to the highest possible standard.
Take responsibility for keeping up to date with building safety legislation and take an activate role to support your Head of Department with the review of our services and management to ensure it is aligned with legislation
Support your Case Worker with the investigation and resolution of resident enquiries/investigations, giving advice and guidance.
To build and maintain constructive, influential and relationships with all stakeholders, both internal and external. To represent the Group (or Directorate as appropriate) at meetings, hearings and other forums.
Use data to identify and drive challenging achievable targets and to proactively establish and develop innovative methods for improving overall performance.
Lead on service delivery across fire safety (Testing of fire safety equipment) , estate budgets, contract management, and resident communications.
To carry out and monitor regular estate inspections, ensure accurate records are maintained and actions are taken promptly and resolved at the earliest opportunity. Ensure that the information gathered is to the highest level and recorded in the required systems to support the building and safety management.
The focus of your role will be service delivery for:
Fire safety and compliance
Estate expenditure and budgets
Resident engagement
Estate Management Strategy documentation
Contract management
About you:
AIRPM or MIRPM Membership or equivalent suitable qualification
Driving license preferred, but not essential.
Intermediate MS Office skills and willingness to learn new systems
A strong background in building safety, estate management, or housing services.
A genuine passion for delivering excellent customer service.
Knowledge of building safety legislation and a proactive approach to compliance.
Excellent communication and problem-solving skills.
Experience working with diverse communities and building positive relationships.
Confidence using data and digital tools to improve service delivery.
Experience delivering residential property management in private or public housing sector or technical knowledge of building construction and fire safety.
