Job Description

We have an exciting opportunity for an experienced Senior Quantity Surveyor to join our fantastic team. You'll provide expert commercial support, guidance, and management to the team, ensuring that all commercial activities align with our company's processes and standards.



As a Senior Quantity Surveyor, you will play a key role in delivering specialist commercial services across the full project lifecycle, including pre-construction activities, package procurement, ascertainment of contract sum and construction phase commercial management.



Once home to every UK-build Concorde, the Brabazon Hangars are being repurposed into a brand-new venue for Bristol, celebrating the city's history and investing in its future for generations to come.


What you'll do

The successful candidate will be involved in the pre-construction phase, construction phase and general commercial management requirements.



Your core responsibilities will involve:



1) Pre-Construction Phase:


preparing subcontract tender enquiry documentation identifying and engaging with suitable Supply Chain Partners to assess competencies, capabilities, experience, resources, financial position and understand delivery ability preparing subcontract /supplier tender lists ensuring that a detailed 'Scope of Work' is produced in conjunction with the delivery team carrying out pre-tender and mid-bid interviews to ensure a high level of communication to the supply chain around the project preparing fully costed preliminaries for the project assisting with the preparation of a project risk register working in conjunction with the design managers to assess the design for value engineering opportunities reviewing submitted package bids and carry out detailed tender analysis including initial review of costs, scope gaps, assumptions, interfaces, clarifications and exclusions preparing draft tender reports for consideration by the project team holding post-bid interviews with the Package Manager to review proposals on costs including potential value engineering options, programme, quality, and contract. Finalise and issue tender report to reflect final discussions and negotiations preparing subcontract documentation for execution in conjunction with the Package Manager and Project Planner hold regular progress meetings with the package contractors to monitor progress against the accepted pre-construction programme for design and procurement, including that of specialist trades ensuring that the agreed cost parameters are not exceeded, and all viable value engineering is robustly explored and implemented in conjunction with the Package Manager, carry out regular design and progress reviews with the Design Team and the MEP partners to ensure a seamless approach to design development through Stage 4 whilst maintaining accepted cost parameters preparing and reporting (monthly) cost updates to the Project Commercial Lead continue with design development and procurement progress monitoring to meet the requirements of the programme through the remaining period of the preconstruction phase.

2) Construction Phase:


communicating to the site team the basis on which all subcontracts have been placed commercially coordinate and guide impact from changes (design, construction and client) providing contractual guidance and claim resolution ensuring that all commercial process and procedures are completed in accordance with the company's procedures managing and building relationships with the wider delivery team and supply chain providing regular, accurate, commercial reports and forecasts for the projects allocated, including commentary on risks, finance and performance managing commercial relationships with subcontractors and suppliers reviewing and commenting on the valuation of variations, including Provisional and PC sums providing direction to management on Extensions of Time (EOT) and other contractual claims establishing Contract Cost Analysis and cost database for future reference supporting and assisting the Commercial Manager in achieving departmental objectives and growth contributing to developing/enhancing the Standard Operation Procedures for Contract and Cost Management Department assisting in the management and mitigation of risks on the Project Risk Register agreeing in conjunction with the site team progress and interim account payments maintaining up to date and accurate subcontract final account projections owning and updating monthly Cost Value Reconciliation (CVR) preparing the monthly commercial report.

3) General Commercial Management Requirements:


managing in conjunction with the Commercial Manager, Quantity Surveyors and Assistant Quantity Surveyors - (who will also be responsible for recording bi-weekly subcontract progress updates both from accepted drawings and programme drop lines), which will be held and recorded should any dispute arise / valuation assessment/payment notices developing relationships and the need for robust commercial process within the remaining project team supporting the Commercial Manager to help convey a positive culture throughout the broader team and to other Stakeholders supporting the MEP function on the wider Brabazon Master Plan supporting and playing an active role in promoting the safety culture across the project.

What you'll need

Proven track record of success on major projects with a Major Main Contractor and leading on projects in excess of 50m. High level of presentation and narrative drafting. Ability to draft all levels of project correspondence. BSc in Quantity Surveying or equivalent qualifications (HND/HNC). Extensive experience in contract / commercial management. Excellent knowledge of forms of construction contracts. Knowledge of local Bristol/Southwest Supply Chain. Able to work independently or as part of a team, supervising junior staff as required. Good knowledge of construction techniques. Knowledge of dispute claim resolution. Excellent communication, commercial and negotiation skills. Ability to communicate internally and externally at all levels.
