Job Summary


We are seeking a dedicated and detail-oriented Senior Residential Property Manager to manage the daily operations of our residential properties and lead a team of 1 to 2 additional team members. The ideal candidate will possess strong organisational skills and a customer-focused approach, ensuring that tenants have a positive living experience. This role involves managing tenant and landlord relations, property maintenance, compliance and administrative tasks while maximising occupancy and rental income.

Duties



Manage tenant communications, addressing inquiries and concerns with professionalism and courtesy. Manage regular property inspections to ensure compliance with safety standards and maintenance requirements. Coordinate maintenance and repair activities, liaising with contractors and service providers as necessary. Oversee the compliance process, including selective licensing. Maintain accurate records of tenant information, lease agreements, and financial transactions using property management software such as Jupix. Perform data entry tasks to keep property management systems updated with current information. Implement upselling strategies to maximise rental income through additional services or amenities. Prepare reports on maintenance issues, and financial performance for management review. Deposit repayment and dispute resolution Cover as out of hours contact for emergency contractor management and issue of legal notices such as S13, S48, S8 and S21.

Requirements



Proven minimum experience of 5 years in residential property management is essential. Strong administrative skills with proficiency in data entry and office management tasks. Excellent phone etiquette and communication skills for effective tenant interactions. Familiarity with property management software, particularly Jupix and PayProp, is advantageous. Ability to work independently as well as part of a team in a fast-paced environment. Strong organisational skills with attention to detail to manage multiple properties effectively. A proactive approach to problem-solving and conflict resolution. A valid driving licence may be required for property visits. The successful applicant will be required to work Monday to Friday, 9am to 5.30pm and alternate Saturdays 9am to 1pm.
