Townsend Contracting is a reputable, privately owned BM Trada Q-Mark certified contractor specialising in turnkey block restoration including fire door installation, maintenance and passive firestopping. With a growing pipeline of projects we are seeking an experienced Site Manager to play a key role in driving the project, directing a multidisciplinary team and maintaining strong client relationships.

Townsend Contracting currently delivers large-scale fire safety and restoration works on behalf of some of the UK's leading Build to Rent (BTR) developers, with ongoing projects across major regional cities. This role will include close involvement with the client's management team, requiring strong communication and professionalism to represent the company at a senior level.

This position requires proven experience in managing the daily operations of internal remediation works, including firestopping installation, fire door remediation, drylining, and builders' works within residential buildings comprising multiple blocks and over 550 apartments, delivered over several years as part of the Client's building safety legacy remediation programme.

Candidates should be familiar with the unique challenges of working in occupied apartment blocks, particularly coordinating works to minimise disruption to residents while ensuring strict adherence to quality, safety, and compliance standards throughout the project.

Key Responsibilities



Manage the on-site workforce through leading subcontractors and direct labour, ensuring safe and efficient operations. Implement the project programme on site, scheduling works and coordinating trades to meet deadlines. Conduct regular site inspections, audits, and QA checks, using systems such as Bolster Systems. Ensure compliance with health and safety regulations and company policies, identifying and mitigating risks. Liaise with residents, client teams, and consultants to manage access and maintain clear communication. Maintain accurate site documentation, including daily logs, inspection reports, QA records, and photos. Oversee snagging and handover activities on site. Report site progress, issues, and risks to the Project Manager. Promote a professional site culture and drive continuous improvement in on-site delivery.

Qualifications



Proven experience managing fire safety remediation works, including block refurbishments in a live environment (highly desirable). Strong site management skills with the ability to oversee timelines, multiple phases, and on-site activities. Effective leadership and communication abilities, experienced in liaising with subcontractors, consultants, and stakeholders on-site. Comprehensive knowledge of CDM 2015 regulations and site compliance. Proficiency in MS Project and other management software. Experience with QA systems such as Bolster Systems or similar. Experience working in live, regulated, or complex site environments is desirable. Strong planning, organisational, and continuous improvement skills applied on-site. Clean enhanced DBS check. Higher-level qualification in construction management, engineering, or a related field. CSCS (Manager level) and SMSTS certifications required.
