Role Purpose



We are looking for a hands on Site Manager to deliver safe, compliant, and cost-effective cleaning services across 33 locations, maintaining standards, client satisfaction, and team performance.

The estate includes multiple care homes across North London and a small village in Berkshire with a residential community so will include travelling between the locations across the week with mileage claimed back in expenses. We are the contracted provider of cleaning across these locations, delivering daily and periodic services to agreed specifications and audit schedules, and maintaining safe, hygienic environments for residents, staff, and visitors in line with care sector standards.

Key Responsibilities



Plan, complete and record site audits; close actions. Ensure delivery to contract hours, budgets, SLAs and specs. Lead 16 operatives: recruitment, onboarding, coaching, performance. Manage rotas, holidays/absence; process payroll inputs accurately. Respond promptly to client and team calls/emails; resolve issues within SLAs. Cover clean when required to protect service. Engage clients to secure survey scores/feedback and drive improvement. Order materials, control usage; complete regular stock checks. Maintain H&S and COSHH compliance; champion TCS culture and behaviours. Identify upsell opportunities.

Service & Quality:

100% audits per visit matrix; 95% score; actions closed in 5 working days (high-risk 24h).

Hours & SLAs:

100% rostered hours delivered; cover plan within 4h;

People & Payroll:

Vacancies filled within 10 business days; absence cover 95%; payroll on time with 0.5% errors.

Client Satisfaction:

Survey

8+/10

Safety & Compliance:

Zero RIDDOR; 100% mandatory H&S/COSHH, Infection Control; site files/RAMS 100%.

Stock & Cost Control:

Monthly stock checks; variance 5%, zero stockouts.

100% visits/comms logged within 24h.

Skills & Experience



Proactive, organised, calm under pressure; strong customer focus. Clear written/verbal communication; ownership mindset; team player. Proven multi-site people management experience. IT literate (incl. Excel; audits/T&A/payroll systems).
