Milestone Builders is looking for an

experienced, self-employed Site / Project Manager

to oversee our

Passivhaus build in Chapel-en-le-Frith

. You'll be responsible for managing

all trades on-site

, ensuring the project is delivered

on time, within budget, and to the highest standards

. This is a hybrid role, whereby both Project & Site Management are required.

This is a

full-time, site-based role

on a

self-employed basis

, with the potential to transition into a permanent position within Milestone Builders.

Milestone Builders are a rapidly growing business based in Sheffield. We are looking for an experienced

Self-Employed Site / Project Manager

ideally with Joinery/Masonry/Construction/Passivhaus knowledge to take over the day to day running of domestic building projects. We are looking for the right candidate to be proactive and prepared to take ownership of the role, managing one site at a time from start to finish. The right candidate will be ambitious, engaging and tenacious with excellent communication skills.

The right candidate will have a responsible role, ensuring safety standards and procedures are met and that build projects are delivered on time and to budget. You will be managing a range of operations on our construction sites and ensuring that all tradespeople and contractors are working together to an agreed plan and that progress is being made. Managing your designated team and ensuring the Milestone Standards are met is a key part of this role.

Responsibilities



As a Self Employed Site / Project Manager, you'll be:



? Managing

all trades, subcontractors, and suppliers

on-site
? Overseeing the

day-to-day site operations

, ensuring the build progresses according to schedule
? Maintaining

strict Health & Safety compliance

and enforcing

CDM 2015 regulations.

Perform on-site audits, toolbox talks, & inductions
? Ensuring all work aligns with

Passivhaus standards

(if accredited) and meets airtightness, insulation, and sustainability targets
? Managing

site logistics, materials, deliveries, and equipment


? Conducting

quality control checks

to ensure all work meets the Milestone Standard
? Problem-solving and overcoming site challenges
? Keeping accurate

site records, reports, and Health & Safety documentation



? You will keep the site tidy and representative of the Milestone Standards.

? Manage the construction site on a day-to-day basis, including supervising the labour force, monitoring subcontractors, checking materials, inspecting work and overseeing quality control.

? Tendering, Programming, Budgeting, and attending Weekly Meetings.

? Report

updates

of progress on a weekly basis.

? Maintain

regular communication

with the Milestone Team.

? Ensure all your own required Health and Safety

documents & certificates

are kept in date.

Skills



You'll be:

Experienced:

Minimum

5+ years running full residential construction sites

Self-Employed:

Must be registered as

self-employed

and able to

invoice

Fully Qualified:

Must hold a

valid Management CSCS card & First Aid certification

Equipped & Mobile:

Must have

own van and tools

Leadership-Minded:

Confident in

managing all trades

, keeping projects moving efficiently; an ability to motivate and ensure a high standard of work. Strong communication skills - for liaising with a wide range of professionals and workers on site

Health & Safety Focused:

Strong knowledge of

CDM 2015 and site safety regulations

Problem-Solver:

Able to think on your feet and tackle site challenges. Need an ability to make decisions under pressure, so that the project can progress

Passionate About Sustainability:

Interest in

eco-friendly building techniques, energy efficiency, and modern construction methods

Passivhaus Accreditation (Desirable):

Not mandatory, but preferred. Candidates with

experience in airtightness, thermal bridging, and energy-efficient builds

will be prioritised

Excellent planning

and organisational skills - for monitoring project plans and schedules and utilising time and resources effectively.
The position requires the candidate to possess the following Health & Safety documents/certificates:

First Aid CSCS (preferred but not necessary) SMSTS Asbestos Awareness (preferred but not necessary) Driving License CIS Registered
Preferred candidates will have:

At least 5 years experience as a Site & Project Management

Joinery/Masonry/Domestic Passivhaus Construction: 5 years (preferred)
