Applications are sought from Commercial Property Solicitors with 1-2 years' experience ideally gained at a recognised regional or national firm.

The role:



Reviewing freehold and leasehold registered titles, reporting on the same to clients and lenders Dealing with unregistered titles, preparation and/or review and reporting on Epitomes of title and land charges searches Requesting property searches and undertake the preliminary review of the same Reply to CPSE enquiries when acting on behalf of Sellers/Landlords and Review replies to CPSE enquiries when acting for Buyers/Tenants Raising further enquiries on all types of Property transaction to cover title queries, search results and general replies to enquiries Reporting to clients on title, searches and transaction documentation Providing property support on corporate transactions Undertaking suitable and appropriate preparation for completions Undertaking post completion work and assisting support team with approving post completion statements Maintaining comprehensive knowledge in respect to requirements for land registry applications and dealing with requisitions Maintaining knowledge of SDLT principles and the ability to complete straightforward SDLT returns (knowing when to refer for external expert tax advice) Drafting contracts and agreements for lease Drafting commercial leases and rent deposit deeds Undertake straightforward property freehold sales and purchases Good knowledge of other property transactions such as secured lending, easements, lease surrenders, licences to occupy and development projects
Compliance responsibilities:

Undertake the conflict checking process and client identification Complete General Risk Assessments for own clients (or check draft prepared by Com Prop Paralegal) Undertaking OFSI checks and OFSI storage on electronic files Maintain compliance checks throughout the duration of the transaction General/Team related responsibilities Deal with initial enquiries into the Commercial Property team and, with guidance from the Head of Department, allocate work to the appropriate fee earner Conducting legal research and summarising key points of legislation, case law and law society guidance Approval of posting slips Knowledge of Docusign and preparation of LR certificates for the same Ensure billing is undertaken correctly including: Preparation for the billing meeting with the finance team Preparation of billing narratives Regularly updating clients regarding fee estimates Support senior fee-earners on larger, complex matters Communicate directly with clients via email, telephone and TEAMS to provide and request information Maintain the SOS system to ensure it is up to date at all times Provide written articles for publication on website on commercial property related matters

To be successfully appointed to the role you will need to be:



A UK qualified Solicitor registered with the Solicitors Regulation Authority 1-2 years post qualification experience in a UK commercial property team Ability to communicate complex legal matters in everyday terms Ability to work as part of a team Commercially minded with a proactive solutions-focused approach Ability to work autonomously and prioritise own workload Good organisational skills and ability to work under pressure and to deadlines Excellent attention to detail and comprehensive drafting and technical skills Clear understanding of Anti-Money Laundering Regulations Ability to work efficiently in an organised and efficient manner Proficient with Microsoft Office, specifically Outlook, Word and Excel and Case Management Systems Interested in developing client relationships and contributing to the firm's success
