Stock Condition Surveyor

The role:
Join Brighter Places as a Stock Surveyor and help ensure our homes are safe and high-quality. You'll carry out annual stock condition surveys on 20% of our properties, capturing key data like energy efficiency and identifying health and safety issues. Your work will meet all statutory and health and safety standards while providing a professional, positive experience for residents. You'll also support accurate property data through additional surveys and contribute to major works and planned maintenance programmes.
We offer hybrid working, with an expectation to attend the office at least three times per week and as required. The role also involves travel to various sites throughout the week.

Although not an exhaustive list, key responsibilities include:
Carry out stock condition surveys to assess building condition, age, repairs, and remaining life of components, ensuring compliance with Decent Homes and HHSRS standards.
Assist planned programme surveyors in delivering component replacement projects, including kitchens, bathrooms, windows, doors, roofs, and heating systems.
Independently schedule and manage appointments with residents, coordinating access and liaising with internal and external stakeholders as needed.
Keep detailed records of survey visits, no-access issues, and regularly report progress and concerns to line management.
Ensure housing stock condition data is current to support compliance with Decent Homes standards and inform future maintenance planning.

For this role we are looking for individuals who have:
HNC in Surveying or related discipline, or equivalent knowledge gained through on-the-job training or experience.
Proven knowledge of domestic building construction and pathology, including the ability to identify common building faults and recommend appropriate remedial works.
Working knowledge of decent homes standard and HHSRS, as well as an understanding of key housing standards and safety regulations.
Knowledge of stock condition surveys and building component life-cycles, and familiarity with how to assess and record the condition and longevity of building elements.
Excellent IT Skills with confident use of Microsoft Office and housing management systems.
Strong communication and interpersonal Skills, but written and verbal communication, with the ability to engage effectively with a wide range of stakeholders.
Ability to prioritise and manage a busy workload
The successful candidate must hold a valid driver's license and/or the ability to travel independently to visit customers and properties. Access to pool cars subject to availability. A basic DBS check will be obtained upon successful appointment of this role.
