You will be part of the NW&C Region which consist of three routes - North West, Central and West Coast South - and a regional team supporting Regional Major Programmes & Professional services.

Brief Description

What will you be doing?

The purpose of this role is to deliver a professional property service, completing property transactions including acquisitions, disposals and lettings and providing property advice to support delivery of a safe, efficient, reliable and sustainable rail service. To optimise performance of land and property in order to increase property\'s financial contribution to the company\'s rail operations and to improve service to its customers.

This role can be based in either Birmingham or Manchester. Starting at \xc2\xa343,588 raising to \xc2\xa349,037 per annum. As part of working here, you will get 28 days annual leave + 8 bank holidays, 5 days volunteering leave, 35 hour weeks, 75% off season tickets and leisure train travel.

About the role (External)

Some of your responsibilities will include:

\xc2\xb7 Driving forward NWC Region\'s Property Development Strategy. You will play an important role in supporting the delivery of transformative regeneration around the Region\'s key transport hubs through partnership working, land use strategy and property-led solutions.

\xc2\xb7 Managing a caseload of transactional projects to support key third party schemes, whilst seeking best value as well as passenger benefits and operational/safety enhancements. This will include the disposal of land/rights in a way that protects Network Rail\'s interests, whilst supporting wider development aims.

\xc2\xb7 Develop and maintain close and effective working relationships with internal colleagues to enable efficient and effective delivery.

\xc2\xb7 Deliver a professional service to all internal clients and external customers, outperforming service targets, and develop strong working relationships with all key stakeholders. Instruct and manage relationships with external agents and solicitors to deliver optimum value commercial agreements.

\xc2\xb7 Provide the business with technical support on the range of property issues.

\xc2\xb7 Develop and implement property solutions in support of delivery of a safe working environment and a safe rail system.

\xc2\xb7 Develop initiatives to increase Property\'s contribution to the cost of the company\'s rail operations specifically through delivery of the client requirement and also through identifying opportunities for implementation in other parts Property teams and the wider company. Identify and exploit opportunities for cost savings, income generation and capital growth.

\xc2\xb7 Identify and share best practice and learnings across the team and wider business and make sustainability a key element of all activities being delivered.

\xc2\xb7 Provide the client group and colleagues with consistent and professional advice in determining the most effective approach to project property requirements.

\xc2\xb7 Manage the provision of property solutions and a range of property transactions including (but not exclusively) acquisitions, leases, surrenders, re-grants to maximise benefit to NR on land utilisation issues.

In order to be successful in this role, we would like you to have/to be:

\xc2\xb7 Educated to degree level or equivalent

\xc2\xb7 MRICS qualified, or actively working towards

\xc2\xb7 Good communication and influencing skills

\xc2\xb7 Proven negotiation skills

\xc2\xb7 Proven experience of managing a range of property transactions

\xc2\xb7 Good presentation skills

We would also like but it isn\'t crucial to have/to be:

\xc2\xb7 Understanding of compulsory purchase issues

\xc2\xb7 Understanding of the rail industry and rail legislation

\xc2\xb7 Full Driving Licence
