This role centres around the workspace and residential tenants, users and hirers of Hastings Commons buildings and spaces. It aims to develop collaborations and support the contributions of tenants to the spaces for the common good, as part of the wider Hastings Commons.
The role works across the already established Commons buildings as well as newly-created spaces at our more recent buildings.
It focuses on tenant journey and will require excellent relationship-building with existing tenants as well as working to attract new ones. It will also require a high level of efficiency and you will enjoy working on multiple things in a fast-moving environment.
1. TENANT JOURNEY
Help recruit a vibrant, collaborative and sustainable mix of workspace, residential and other tenants for our buildings that meet the Hastings Commons tenant criteria and fulfil our DEI priorities.
Manage tenant journey for the full lifecycle for Hastings Commons tenants - recruitment, lease, induction, in situ facilitation and exit - optimising the tenant experience from first engagement all through the tenancy.
Work closely with General & Deputy General Manager to ensure effective communications between landlord, partner organisations and tenants.
Manage the co-working spaces in the Observer Building by taking bookings and managing payments
Coordinate all tenant paperwork, including leases and tenancy agreements.
2. TENANT CONTRIBUTIONS
Establish open lines of communication between tenants and Hastings Commons through:
Building trust and open communication through regular face to face conversations with all tenants, both formal and informal
Maintaining a regular and welcoming forum for communication of aspirations and challenges
Work closely with the Community Power Lead to support tenant participation in the decision-making and overall running of the Commons
Look for patterns of concerns and aspirations and work with groups of tenants to address these
Maximise and support opportunities for tenant contribution to place-shaping (in their building, across the Commons and the wider neighbourhood)
Support the relationship between co-workers and the commons, including information updates, encouraging contributions to the Commons and input to shared governance
Identify interconnections within the buildings and spaces where people talk, and work with tenants to enhance these common areas
Support the organisation (and self organisation) of tenant events - social, networking, information/ideas sharing and collaborative
3. HIRES & OTHER USES
Liaise with other staff and associates to support the development of Hastings Commons direct delivery spaces, including the Eagle House youth & community centre
Support the temporary use of buildings awaiting development
Manage the meeting room hires and other non event/hospitality space hires
4. LIVING RENTS
Living Rents is the housing company within Hastings Commons. It already looks after 12 homes and expects to provide a further 12 homes in the Observer Building. Living Rents is currently becoming a Registered Provider of social and affordable housing.
Support the Living Rents board with coordinating planning and actions during the initial set-up phase
Support the process of recruiting tenants for the OB Homes, including liaising with Hastings Borough Council, arranging viewings, familiarisation, application and selection processes
Provide regular reports to the Living Rents board updating on key indicators relating to all Hastings Commons homes.
Person Specification
We are looking for the following skills, experience and aptitude.
Experience
At least 3 years' [JS1] experience of working with a wide range of people, especially those running or starting up small businesses and projects, with a varied workload under pressure and to deadlines
Experience working in the social housing sector (desirable)
Knowledge / Skills / Qualities
Strong understanding of Hastings Commons vision, mission and goals, and ability to stand up for those in a range of environments
Excellent communication skills both one-to-one and in presenting to larger groups
Ability to identify, attract and liaise with potential tenants and to manage their expectations, especially in situations where plans may be still evolving
Ability to organise and collate information from different sources in a logical, structured manner
Highly organised with excellent attention to detail
Enjoys managing in uncertainty and adapting to change while holding onto a longer term vision
Capable of building effective relationships within the team, keen to assist others to achieve shared goals
Able to deal with sensitive and contentious issues in an appropriate manner.
Must be willing to be flexible to work occasional evenings and weekends
