Role : Village Sales Consultant Location : Stoke Gifford Retirement Village, Bristol, BS16 1EJ Job Type : Temporary (12 months maternity cover) Hours : 37.5 Hrs per week Salary : 34,000Per Annum + Commission and Bonus

You will




To be aware of the vision, mission and values and general policy and procedures of The ExtraCare Charitable Trust, and to be committed to its aims and objectives and delivering an excellent customer experience within the location. To manage the sales programmes. Provide a friendly, helpful, and empathic service for potential customers. Actively promote the benefits of Village life, our communities, and on-site services. Always adopt a pro-active sales approach. Deal with new sales enquiries and provide interested parties with relevant sales information, in accordance with ARCO's Consumer Code. Achieve sales targets as set by the Regional Sales Manager. Ensure the sales database and spreadsheets are well maintained, up-to-date and store relevant information. Working alongside the Marketing Co-ordinator to ensure available/empty properties are advertised and marketed effectively. Encourage potential new applicants to attend a Welfare Benefits appointment. Make follow ups calls to people who have expressed an interest in moving to an ECCT village. Manage the new customer sales experience from start to finish. Manage relationships with external stakeholders i.e. estate agents and solicitors. Answer questions and queries those potential customers may have, in a clear and concise manner and in line with charity regulation and policy on property transactions. Look to maximise the level of equity sold in each apartment. Maintain accurate progress systems and provide regular management performance reports. Direct, manage and motivate our solicitor, the purchaser's nominated solicitor and estate agents to ensure pro-active legal conveyancing. Assist purchasers in completing relevant forms and paperwork. Liaise with Village staff to ensure a smooth move for the resident. Keep relevant sales literature updated, in accordance with the ARCO Consumer Code. Liaise with residents, or their appointed representatives, to provide an efficient surrender of lease upon giving notice. Complete void management of sales properties from inspection through to completion. Ensure void properties are resold within 100 days of the surrender date Ensure stock levels in each location are kept at a maximum of 5 properties, at any one time. To liaise with Village Manager and Care Manager to ensure a balanced community is maintained within the Village (i.e. age, care needs, etc). Liaise with care team to organise well-being assessment for potential purchasers.
