We are seeking a Wayleave Officer to provide essential support in the development of our telecommunications network across the Highlands and Islands of Scotland. By obtaining consent and engaging with private landlords, property owners and local authorities you will agree Wayleaves in line with our agreed build timescales. This field-based role is central to the successful rollout of full fibre (FTTP) and Fixed Wireless Access (FWA) broadband networks, where you will be the key point of contact between our network build teams and property stakeholders. Your key responsibilities will include negotiating agreements and liaising with multiple stakeholders to provide advice and solutions to steer builds through the intricacies of land ownership and consent processes, whilst ensuring that fluidity is maintained through the build programme.

Key Responsibilities



Liaise with design and legal counsel partners to conduct desktop audits of pre-build areas to identify private land and determine necessary wayleave requirements and in doing so identify potential risks of delays to build timescales. Undertake site visits to assess property access requirements and to explain the benefits and logistics of fibre broadband installations. Engage directly with private homeowners, landlords, managing agents, and landowners to secure signed wayleave agreements, ensuring favourable terms for the business. Accurately maintain and update records of all wayleave activities using internal systems and databases. Provide timely updates to the Director of Engineering on progress and any issues that arise during the acquisition process. To have & maintain a robust working knowledge of the regulatory requirements of the Wayleave Agreements, their purpose in law, being clear as to the rights granted & the limits of these agreements. Supporting senior management team to understand policies and processes, maintaining compliance with all regulations. Drive compliance with any regulatory measures that may apply to the works and operations that the company undertakes.

To succeed in this role

you will be a highly organised individual with a strong sense of ownership in delivery and committed to achieving customer outcomes.

Proven experience in a field-based role within telecoms, utilities, land/property, or similar sectors with good knowledge of wayleave and land law Strong interpersonal and negotiation skills with the ability to communicate complex information clearly and diplomatically. Self-motivated, highly organised, and able to work independently to meet deadlines. Full Driving Licence is essential
