The Contract Supervisor Team Lead is responsible for overseeing and driving the delivery of works across multiple streams. This includes the management of
void works, adaptation works, repairs, and maintenance works
from start to finish. The role requires strong leadership, compliance oversight, and the ability to deliver high-quality services on time and within budget.
Experience in disabled adaptations, voids, repairs and maintenance and general property works is essential. Knowledge of NHF SOR's is essential.
Key Responsibilities:
Management of Works:
Management of works from start to finish involving Adaptations, FRA works, Voids, Repairs etc
Supervisory and Operational Oversight:
Supervise and support the Contract Support Administrators, ensuring tasks are completed accurately and timely.
Make informed operational decisions on behalf of the administration team, escalating only complex or strategic issues to the Contracts Manager.
Allocate and manage workload among the administration team effectively.
Contract Delivery & Compliance
Monitor daily completions against planners to ensure SLAs and KPIs are achieved.
Ensure all works remain within contract scope, budget, and compliance requirements.
Obtain and check statutory certificates, update systems, and ensure accurate documentation.
Ensure RAMS are prepared and adhered to for all site activities.
Leadership & Supervision
Lead, motivate, and supervise the team to meet deliverables with quality and efficiency.
Provide decision-making support to the admin team and operatives.
Deliver inductions, training, and briefings for staff and subcontractors.
Undertake quality audits of progressed and completed works.
Client & Stakeholder Engagement
Maintain strong communication and working relationships with clients and contract managers.
Liaise with engineers and managers to resolve issues promptly.
Collaborate with other service managers to share best practice and implement change.
Performance & Reporting
Manage Works in Progress (WIP) and provide status updates to contract managers.
Prepare quotations for breakdowns and extra works in line with SLA agreements.
Ensure all KPIs, objectives, and targets are delivered to required standards.
Health, Safety & Compliance
Ensure works comply with legislation, health and safety requirements, and company policies.
Supervise supply chain compliance and ensure customer service standards are met.
Candidate Profile
Supervisory or managerial experience within housing, construction, or property maintenance.
Proven track record managing voids, adaptations, repairs, and maintenance works.
Strong organisational, communication, and leadership skills.
Knowledge of compliance, Health & Safety, and contract management.

Pay: 38,000.00-42,000.00 per year
