This is a fantastic opportunity to support the Commercial Property Development team, influence the development and execution of our H8 Business Plan and contribute to our ambitions to transform our real estate portfolio by unlocking the development of our CTA (Central Terminal Area) and Perimeter land banks, in order to support us being an airport fit for the future.


The role of Assistant Development Manager will play a key role in supporting business case development and strategy curation for property development capital projects due for initiation or completion in Heathrow's H7 and H8 regulatory periods. The role will report to the Senior Development Strategy Manager and also provide key support to the Strategic Development Manager.



Work with the Senior Development Strategy Manager and Strategic Development Manager to drive new developments across the estate, with a view to optimising non-aero revenue for Heathrow. Support on the work to refine and implement our property development strategy. This includes working closely with our internal regulation team and engaging with the CAA to seek regulatory change to enable investment. Provide support on feasibility studies of development opportunities - this may include sourcing preliminary market evidence and drafting high-level business cases to support senior managers scope development opportunities. Support with detailed development and strategy briefs, for example to be used as part of the tendering and selection process for commercial partners or for internal governance. Support on specific property development capital projects with financial/numerical analysis, leveraging the ability to engage and influence stakeholders, and taking a lead role in producing reports and presentation materials.

Financial numeracy, written and verbal communication skills. Strong presentation creation and report writing skills, for a variety of stakeholders including senior and external stakeholders. Confidence using Excel to create simple financial models and cashflows. Good stakeholder engagement, management and influencing skills in a complex internal and external stakeholder environment. Critical and strategic thinking ability. An understanding of operational estates and the complex inter-dependencies, contractual procedures and experience of working with multi-disciplinary technical teams.

Working Location



Our Hybrid working approach offers the opportunity for colleagues in some roles to work from home for an average of two days a week, providing the flexibility to work in an agile way whilst ensuring we deliver for the operational needs of Heathrow . Working arrangements vary from team to team and will be confirmed during the recruitment process. You'll need to be based in the UK and within a commutable distance to Heathrow.
