The Lettings Boutique is a busy lettings agency based in the prime student and residential lettings area of Broomhill. Our customer care to both Landlords and Tenants is outstanding and the service we provide is knowledgeable, professional and reliable.

We are looking for an Assistant Manager to join our team.

Usual hours will be Monday - Friday 9am - 5pm with occasional weekend work during busy periods.

Responsibilities and Duties



/Specification:



Duties for the role will include:

Assisting the Office Manager with Office Management: Help oversee the office, ensuring an effective, efficient, and professional lettings service for both landlords and tenants. Leadership: Lead by example, delegate tasks, and aim to exceed performance standards and targets. Team Motivation: Inspire and support the team. To keep abreast of National issues and their impact on the office/the business. Ensure compliance with industry regulations and company policies. Contribute to business growth by identifying new business opportunities, including valuing and listing new properties. Efficient and timely communication with landlords and colleagues including updating the owner/manager especially when they are out of the office. Assisting the owner/manager with their duties including: VAT returns, main office accounts, keeping the client account up to date and reconciled, delegating work to staff, checking and managing other staff members, ensuring the office runs smoothly, dealing with complaints, compliance such as checking gas certificates, EICR's, EPC's & HMO's are valid/in date, ensuring deposits are registered on time, holiday cover for out of hours emergencies, Best Price Guides/rental valuations, dealing with landlords/clients, office insurance renewal, membership renewals, chasing arrears, updating others on new legislation. Other general office duties may include answering the telephone, general office administration, registering applicants and matching them with properties, ensure you have a thorough understanding of each property you are marketing, booking appointments and arranging viewings, vendor/landlord viewing feedback, social media marketing, registering deposits, drafting tenancy agreements, completing references and credit checks on potential tenants, creating window cards, designing leaflets, taking marketing pictures, reception duties, responding to enquiries, inventories and inspections, arranging safety certificates & property maintenance with the necessary Contractors.

Qualifications and Skills



Requirements:



Candidates must be self-motivated and someone who can provide exceptional customer service. An experienced Senior Lettings Negotiator or Assistant Manager Ideally experience using Alto Property Software Experience in student lettings & HMO's Enthusiastic person who can demonstrate they have the willingness to learn and develop themselves Excellent written and communication skills as well as telephone manner Can maintain trust and confidentiality at all times The ability to work well within a fast paced environment Be able to inspire and lead others Confident in dealing with clients Driven by achieving target Attention to detail Incredibly hard working Have your own car and full UK licence

Benefits



Basic salary of 28,000 - 30,000 depending on experience.

Uncapped OTE in the region of 29,000 to 32,000

Job Types: Full-time, Permanent

Pay: 28,000.00-30,000.00 per year
