Job Brief
We are looking for an Assistant Property Manager to join our team to support the day-to-day operations in the office & support staff with any admin work. Your responsibility will include working closely with the property manager and liaising with tenants, landlords and contractors to oversee all aspects of property maintenance and compliance in relation to the housing, health and safety rating system (HHSRS). This role also requires you to use CRM systems and communicate regularly with tenants to ensure on-time payment rent and appropriate adherence to tenancy agreements.
Responsibilities
Arrange GSC, EPC & EICR's & ensure copies are updated on the system and sent to landlords and tenants.
Ensure property licence requirements are met.
Communicate with tenants regarding property-related issues.
Maintain records of payments and ensure on-time rental payments are made by tenants.
Coordinate with third party contractors to arrange maintenance and other services via CRM system.
Liaise with the landlord to obtain authorisation for works and allocate maintenance.
Ensure all parties involved are updated regularly.
Arrange tenancy inspection reports, inspect property conditions and coordinate maintenance accordingly.
Manage budgets, rent collections and tenant notices.
Maintain, organise and update resident, landlord and contractor files and records.
Report any problems or issues to the property manager.
Communicates regularly with tenants and landlords to build a good relationship.
Contributes to team efforts by accomplishing related tasks as needed.
Investigates and helps to resolve complaints and any disturbances.
Liaising local authorities for licensing requirements.
