Key Responsibilities
Property & Estate Management
Conduct regular site visits and inspections to ensure developments are safe, well-maintained, and in excellent condition.
Coordinate day-to-day maintenance and repairs, working closely with trusted contractors and suppliers.
Develop and implement long-term maintenance plans, including reserve and sinking fund strategies.
Financial & Budget Management
Prepare and manage annual service charge budgets, ensuring financial accuracy and transparency.
Monitor service charge collections and liaise with leaseholders regarding payments and arrears.
Review financial accounts with external accountants and ensure full reconciliation.
Client & Leaseholder Engagement
Act as the primary liaison for leaseholders, tenants, and freeholders, managing enquiries, complaints, and expectations professionally.
Organise and lead residents' meetings, including Annual General Meetings (AGMs).
Build and maintain strong client relationships, delivering regular updates and property reports.
Legal Compliance & Risk Management
Ensure all managed buildings comply with current health & safety and fire safety legislation.
Maintain detailed records of compliance documentation, risk assessments, insurance policies, and inspections.
Liaise with insurers to arrange and manage buildings, engineering, directors & officers, and employer liability coverage.
Contractor & Supplier Oversight
Source, appoint, and manage contractors for cleaning, security, landscaping, and maintenance services.
Monitor performance and value for money, ensuring high standards and contractual compliance.
Candidate Profile
Essential Requirements:
Minimum 2-5 years' experience (Matching Salary Range) in residential block or estate management.
Strong understanding of leasehold law, service charges, and property regulations.
Excellent organisational, communication, and problem-solving skills.
Proficiency in property management software and Microsoft Office.
Full UK driving licence and access to a vehicle for site visits.
