Are you an experienced Block Property Manager looking for a new challenge? We are seeking a proactive and motivated Block Property Manager to oversee a portfolio of residential and mixed-use properties. This role offers the opportunity to work directly with clients, leaseholders, and contractors to deliver exceptional property management services.
Key Responsibilities:
Property Inspections & Maintenance:
Conduct regular property inspections, oversee repairs and maintenance, and ensure compliance with Health & Safety regulations.
Financial Management:
Prepare and manage service charge budgets, liaise with clients on financial matters, and support the preparation of annual accounts.
Insurance:
Ensure properties are fully insured, manage claims, and maintain compliance with statutory requirements.
Meetings & Client Liaison:
Attend AGMs, EGMs, and client meetings, providing professional advice and detailed reports.
Contractor Management:
Source, appoint, and supervise contractors, ensuring work is completed to a high standard and within budget.
Lease Compliance:
Address breaches of lease terms, manage legal compliance, and liaise with solicitors when necessary.
General Administration:
Maintain accurate records, handle resident queries, and support the development of assistant property managers where applicable.
What We're Looking For:
Proven experience in residential property management.
Strong knowledge of leasehold legislation and best practices.
Excellent communication, negotiation, and problem-solving skills.
High level of IT literacy and organizational abilities.
ARLA, IRPM, or RICS qualifications are desirable but not essential.
