The successful candidate will be responsible for managing a defined portfolio of residential blocks, ensuring the delivery of exceptional service to leaseholders, freeholders, and clients. This role combines direct block management duties with administrative and financial support to the Operations Manager and senior team.
Key Responsibilities
Block & Client Management
Personally manage a defined portfolio of residential blocks, maintaining consistently high service standards.
Liaise effectively with leaseholders, freeholders, and contractors to ensure prompt resolution of maintenance and service issues.
Attend client meetings, site inspections, and Annual General Meetings (AGMs) as required.
Plan, coordinate, and execute Section 20 major works projects.
Financial Management
Prepare, monitor, and reconcile annual service charge budgets.
Support the year-end service charge accounts process, ensuring accuracy and transparency.
Carry out accurate and up-to-date bank reconciliations.
Implement effective arrears chasing procedures, including issuing reminders and liaising with leaseholders.
Process contractor invoices and manage payment scheduling.
Provide accounts support including invoice processing and management of utility bills.
Administration & Support
Provide administrative support to the Operations Manager and Senior Property Manager.
Maintain clear and professional communication with all stakeholders.
Ensure records, files, and systems are kept accurate and up to date.
Key Skills & Experience
Previous experience in residential block management or property management support preferred.
Strong organisational and time management skills.
Excellent communication and interpersonal skills with the ability to handle stakeholders professionally.
Good financial acumen with experience in budget monitoring, reconciliations, and invoice processing.
Ability to work independently while supporting a wider team.
Knowledge of Section 20 procedures and service charge accounting advantageous.
Desire to achieve industry specific qualifications if none already held.
