We are seeking an experienced and proactive Block Manager to manage a portfolio of residential blocks and developments. The successful candidate will act as the main point of contact for leaseholders, freeholders, contractors, and clients, ensuring properties are managed efficiently, compliantly, and to a high standard.
Key Responsibilities
Manage a portfolio of residential blocks, ensuring day-to-day operations run smoothly
Act as the primary contact for leaseholders, residents, freeholders, and client directors
Arrange and oversee maintenance, repairs, and major works
Instruct and manage contractors, ensuring value for money and quality of work
Conduct regular site inspections and produce written reports
Prepare and manage service charge budgets and expenditure
Ensure compliance with health & safety, fire safety, and statutory regulations
Organise and attend AGMs, EGMs, and residents' meetings
Handle insurance claims and liaise with insurers and loss adjusters
Deal with complaints and resolve issues professionally and efficiently
Ensure accurate record keeping and compliance with lease terms
Skills & Experience Required
Previous experience as a Block Manager
Strong knowledge of residential property management and leasehold legislation
Excellent communication and customer service skills
Ability to manage multiple properties and prioritise workload effectively
Confident working with contractors, budgets, and clients
Good IT skills (property management software experience advantageous)
Professional qualifications (IRPM, ARMA, RICS) desirable but not essential
Full UK driving licence
