About the Role
We are seeking an experienced and highly responsible Building Maintenance Officer to act as the lead specialist for housing disrepair, statutory nuisance, personal injury claims and related tenant compensation cases. This role plays a critical part in protecting the organisation from financial risk by conducting detailed investigations, determining liability, preparing technical reports and overseeing remedial works.
The successful candidate will conduct specialist property surveys, manage contractors, ensure statutory compliance and provide expert technical advice. This is a key position requiring strong analytical skills, excellent judgement and the ability to make decisions in complex, high-pressure situations.
Key ResponsibilitiesDisrepair, Claims & Liability Management
Lead on all investigations relating to housing disrepair, personal injury claims, statutory nuisance and tenant compensation matters.
Analyse case information to determine legal liability and mitigate financial risk.
Conduct detailed interviews with claimants and prepare comprehensive reports for insurers, legal teams and senior managers.
Act as the Instructing Officer during negotiations and settlements for allocated claims.
Property Surveys & Technical Inspections
Undertake detailed specialist surveys of dwellings to identify defects, disrepair or statutory breaches.
Prepare contract specifications and technical documentation for remedial works.
Ensure all inspections and works comply with statutory, regulatory and internal standards.
Contractor Management & Quality Assurance
Manage contractors delivering remedial works, ensuring quality, safety and value for money.
Monitor progress, inspect completed work and ensure full compliance with agreed specifications.
Damp, Mould & Defect Monitoring
Monitor all reports relating to damp, condensation, mould and associated defects across the housing stock.
Identify trends, emerging risks and areas requiring action, reporting findings to senior management.
Expert Witness & Legal Support
Serve as the designated Expert Witness for the organisation in legal proceedings.
Attend court hearings and provide professional evidence in support of the authority's case.
Ensure timely provision of disclosure documents, witness statements, legal files, rent account information and completion notices.
