We are seeking a proactive and skilled Building Maintenance Officer specialized in Housing to ensure the safety, functionality, and upkeep of residential facilities. This dynamic role involves overseeing a wide range of maintenance tasks, troubleshooting technical issues, and supervising maintenance projects to uphold high standards of living for residents. Responsibilities
Housing disrepair claims
Personal injury claims
Statutory nuisance and tenant compensation claims
Undertake detailed specialist surveys of dwellings.
Prepare contract specifications and manage contractors delivering remedial works.
Ensure quality standards and full compliance with statutory and regulatory requirements.
Investigate housing disrepair and personal injury claims, including conducting interviews with claimants.
Prepare detailed reports for insurers and solicitors.
Act as the Instructing Officer in negotiations and settlements.
Monitor housing department claims/reports related to damp issues and provide trend analysis to senior management.
Serve as the designated
Expert Witness
, attending court to support the Council's case.
Provide disclosure documentation, witness statements, legal file preparation, rent accounts, and other relevant information.
Skills
Strong mechanical knowledge complemented by experience in facilities maintenance and manufacturing environments.
Proficiency with schematics, electrical systems, and troubleshooting tools such as ohmmeters.
Hands-on experience with programmable logic controllers (PLCs), welding, electrical wiring, and residential painting.
Ability to read technical diagrams and schematics accurately for complex repairs.
Excellent customer service skills with clear communication in English to interact effectively with residents and team members.
Supervising experience demonstrating leadership in managing maintenance teams or projects.
Familiarity with CMMS software for work order management and asset tracking.
Knowledge of safety standards related to electrical work, welding, mechanical repairs, and general facilities maintenance.
