Building Manager - Louisa Ryland House

Louisa Ryland House is a beautifully restored 20th century building, with state of the art faciltiies in the heart of Birmingham's Colmore Business District.

Following a remarkable refurbishment in 2023, it now boasts of thriving community of clients.

We are now seeking a Building Manager to take responsibility for the management of all day to day facility and property matters. This will include maintaining the highest standards across operations, organisation, cleanliness and general service levels to exceed the expectations of all stakeholders. This could include the managing agent, the landlord and the clients onsite.

Key Responsibilities - Building Manager



Responsible for communicating general information regarding the site and dealing with any client queries Provide a premium customer service to meet on-site client's and stakeholder expectations Liaise with, organise and supervise any on site contractors, ensuring work is carried out to a high standard in a timely fashion Monitor and report on contractor performance to the Property Manager Carry out regular inspections across the site to ensure the building and amenities are maintained Manage the budget for any site expenditures, identifying cost savings Report to the Property Manager regarding site performance and any issues Manage the letting process for any voids, including marketing, negotiating and securing new lettings Keep abreast of local market activity, including competing properties and their associated rates Work closely with the Property Manager to ensure repairs, maintenance, and emergency actions are dealt with in a timely and cost-effective manner. Work closely with clients onsite to reduce arrears and where necessary collect monies owed. Act as the Landlords representative when required on site. Ensure the site is maintained to a high standard at all times and use initiative to proactively manage any onsite issues Take responsibility for organising and managing on site events such as networking events, workshops or client collaboration Develop a marketing strategy to promote and manage onsite events, to include social media ??Managing the internal deliveries of letters and parcels Responsibility for all Health and Safety related issues at site level and ensure that the necessary audits, site inspections and testing are carried out Ensure compliance with all statutory regulations. First aid - maintain first aid knowledge / kit and know what to do in an emergency

Skills and Experience - Building Manager



Proven experience of building or facilities management in a corporate setting Experience in budgeting, procurement, contractor, and contract management. Knowledge of health and safety. Exceptional communication skills with the ability to manage internal and external stakeholders A good team player with a proactive, can-do approach Able to work to a high standard with minimal supervision Experience of property letting or experience within sales. Good presentation skills and an active listener. A quick learner, enthusiastic, hardworking A creative and dynamic problem solver Excellent organisational and reporting skills High levels of professionalism and customer service
Job Type: Full-time

Pay: 35,000.00-40,000.00 per year

Monday to Friday
