Business Development Manager

40,000 basic salary + 5% net profit commission (paid quarterly)

UK - hybrid / field-based

We are a growing business looking to appoint a commercially driven Business Development Manager whose primary objective is simple: win work and drive growth. This is a sales-led role with real responsibility and real reward. Alongside a 40,000 base salary, you will receive a

quarterly commission equal to 5% of net profit

on every contract you personally originate and secure. There is no cap. The more profitable work you bring in, the more you earn.

This role is suited to someone who wants their effort to directly translate into money. The business is still at an early growth stage, which means your contribution will have a visible impact and your results will be recognised financially. This is not a passive account management position; it is a proactive, front-end sales role.

On a day-to-day basis, you will be responsible for identifying new business opportunities, opening doors, and converting leads into secured contracts. This will involve outbound activity, following up warm leads, attending meetings, building relationships with key decision-makers, and maintaining a consistent pipeline of opportunities. You will manage the full sales cycle, from first contact through to contract award, and then hand over to the delivery team once work is secured.

You will be expected to actively track and manage your pipeline using CRM systems, ensuring activity, opportunities, and progress are accurately recorded. You will monitor market activity, identify where opportunities are emerging, and position the business accordingly. From time to time, you will attend industry events, networking meetings, and site visits to support relationship building and lead generation. You will also provide regular updates on pipeline value, conversions, and profit generated.

The commission structure is deliberately straightforward. You will earn

5% of net profit

, calculated quarterly, on all work you personally bring into the business. Commission is paid once works are invoiced and profit is realised, with figures calculated and approved internally. There is no ambiguity and no artificial ceiling on earnings.

To be successful in this role, you must have proven experience in business development or sales and be comfortable operating in a target-driven environment. You should be confident speaking with clients, negotiating terms, and pushing opportunities over the line. Strong organisation and self-discipline are essential, as you will be trusted to manage your own time and workload. Experience using CRM systems such as Salesforce, Glenigan, Monday, or similar is expected. Experience within construction, property, or a related sector is advantageous but not essential for the right candidate.
