Company Summary for the Business Development Manager Role



The Business Development Manager will play a key role in accelerating Park It Management's national growth by securing new parking management contracts and developing long-term partnerships with landowners and commercial stakeholders. As the face of the company in a competitive market, the BDM positions our services confidently, showcasing our technology, compliance expertise and customer-centric approach to win new business.

This role covers the full sales cycle, from identifying potential sites and conducting on-site surveys to preparing commercial proposals, negotiating contracts and handing over confirmed sites to operational teams. It requires a strong understanding of ANPR systems, enforcement models, pay and display technology and BPA compliance to design effective solutions across a wide range of parking environments.

Working closely with operations, compliance, legal and finance teams, the BDM ensures each proposed site is feasible, compliant and commercially viable. With nationwide travel and regular client engagement, this role suits someone driven, organised and confident communicating with senior stakeholders.

Key Responsibilities



1. Lead Generation & Opportunity Development



Identify viable parking opportunities across retail, leisure, residential, mixed-use and private land sectors Build relationships with landowners, asset managers, property developers, managing agents and commercial landlords Attend industry events, networking opportunities and exhibitions to generate leads Monitor competitor activity including pricing, technology and recent site wins Proactively source problem sites (misuse, revenue loss or complaints) where Park It Management can deliver a solution

2. Site Assessment & Solution Design



Conduct detailed on-site surveys to determine operational feasibility Understand and explain technical components including ANPR, pay and display machines, terminals, enforcement methods and signage placement Recommend optimal enforcement or payment models (ANPR, manual patrol, permits or hybrid solutions) Assess signage requirements, entry visibility, customer flow and site-specific risks Work with operations and compliance to ensure solutions align with the BPA Code of Practice

3. Sales, Stakeholder Engagement & Tendering



Deliver compelling commercial presentations and proposals Prepare clear and competitive commercial offers including revenue models and management fees Lead formal tender responses when required Negotiate terms, contract length, pricing and service levels Communicate Park It Management's differentiators confidently to outperform competitors Provide expert guidance to clients on compliance, signage, ANPR accuracy, appeals and enforcement processes

4. Contract Negotiation & Documentation



Work with legal and commercial teams to prepare agreements Ensure landowner authority documentation meets BPA compliance requirements Confirm all proposed sites meet the operational and legal standards required for enforcement Ensure contracts protect Park It Management's commercial and reputational interests

5. Handover & Mobilisation



Complete internal handover documentation for operations, installations and compliance teams Provide full technical specifications and site notes to support smooth mobilisation Brief internal teams on client expectations, risks and performance KPIs Attend site mobilisation visits where required

6. Reporting & Commercial Accountability



Maintain accurate pipeline management using CRM or internal systems Prepare revenue forecasts and conversion reports Track KPIs including leads generated, proposals issued, contracts secured and revenue achieved Provide weekly performance updates to the leadership team Work closely with finance on projected revenue and site profitability

Skills & Experience Required



Industry Experience



Commercial or business development experience within parking management, facilities management, property services or a related sector Strong understanding of ANPR technology, pay and display systems, enforcement processes, signage and operational requirements Experience negotiating with landowners, managing agents or commercial property stakeholders A proven track record of consistently meeting or exceeding new business targets

Technical & Commercial Skills



Ability to design tailored parking solutions based on site conditions Strong commercial awareness with the ability to build profitable business cases Experience preparing tenders and formal proposals Skilled negotiator with a record of winning commercial contracts Confident presenting to senior stakeholders
