About this role
The Campaign Manager is a pivotal leadership role within the marketing team, responsible for planning, managing, and delivering high-impact, integrated campaigns that drive student bookings, rebookers, and brand engagement.
This role combines strategic thinking, creative direction, and exceptional project management skills with deep expertise in digital marketing, agency management, and website performance. The Campaign Manager will also lead offline campaign activity, ensuring Collegiate UK has a strong presence through outdoor advertising, experiential marketing, open days, and student housing fairs.
Key Responsibilities
Campaign Strategy & Planning
Lead the development of fully integrated, multi-channel campaign plans (digital, social, email, paid media, PR, partnerships, OOH and events) for national, city, and property-specific objectives.
Collaborate with the Head of Marketing to align campaign objectives with occupancy targets, brand positioning, and market opportunities.
Apply audience insights, competitor analysis, and performance data to inform campaign messaging, creative, and channel mix.
Manage campaign calendars and oversee timelines, budgets, and resource allocation.
Ensure all campaigns reflect Collegiate UK's brand voice, values, and DEI commitments.
Digital Marketing & Website Ownership
Own day-to-day management of Collegiate UK's consumer-facing websites, ensuring they are optimised for UX, SEO, conversion, and lead generation.
Lead the relationship with the web agency, managing site updates, CRO testing, and ongoing development.
Manage paid search, paid social, display, retargeting, SEO, and email marketing delivery through in-house and agency partners, ensuring maximum ROI.
Establish robust tracking, attribution, and reporting frameworks.
Agency & Partner Management
Act as the lead client for all digital marketing agencies, ensuring delivery against KPIs and budgets.
Oversee creative agencies and freelancers, ensuring assets are on-brand, audience-relevant, and high-performing.
With the Head of Marketing and Marketing Director negotiate contracts and manage agency performance reviews.
Ensure effective communication and regular updates to senior stakeholders on campaign progress and results.
Creative Direction & Content Oversight
Brief and guide the creative process -- from concept development to final assets -- ensuring work is innovative, audience-relevant, and on-brand.
Collaborate with the Head of Communications to ensure alignment of campaign messaging with wider PR, internal communications, and corporate social content strategies.
Oversee production of campaign assets, including video, photography, social content, landing pages, and email sequences.
Digital Marketing & Performance
Leverage expertise in paid search, paid social, display, retargeting, SEO, and email marketing to maximise campaign reach and ROI.
Partner with the Digital Marketing team to ensure campaigns are optimised in real-time, using data and analytics to make performance-driven decisions.
Implement tracking, attribution, and reporting frameworks to measure success against KPIs such as cost per lead, cost per booking, and overall ROI.
Offline Campaigns & Events
Lead planning and delivery of offline marketing activity, including:
Outdoor advertising (OOH, billboards, transport, student hotspots).
Experiential marketing and brand activations.
University open days, housing fairs, and on-campus presence.
Partnerships with student organisations, societies, and local businesses.
Ensure seamless integration between offline and digital channels to maximise campaign reach and ROI.
Leadership & Team Development
Line manage campaign and digital focused marketing staff, providing mentorship, feedback, and career development opportunities.
Foster a high-performance, collaborative culture within the marketing team.
Champion best practice in campaign management, creative testing, and performance reporting.
Measurement & Reporting
Analyse campaign results to extract insights and inform future activity.
Deliver post-campaign reports with clear performance metrics, successes, and areas for improvement.
Contribute to regular reporting and in-depth local market and property strategies with data-led insights.
Please note that due to the nature of the business and this specific role there are a large number of ad-hoc tasks which occur throughout the year - the JD is not exhaustive.
Skills & Experience
Education & Experience:
5+ years in marketing, advertising, or campaign management, ideally within a consumer-focused sector such as real estate, hospitality, higher education, or agency-side.
Proven track record delivering complex, multi-channel campaigns on time and on budget.
Experience managing creative, media, and digital projects from briefing through to post-campaign analysis.
Strong understanding of digital marketing tactics, analytics, and performance optimisation.
Experience in line management or mentoring of team members.
Key Skills:
Strong understanding of employment law and HR best practices.
Excellent interpersonal and communication skills.
Leadership and decision-making capabilities.
Proficiency in HR software and Microsoft Office.
Ability to handle sensitive and confidential information with integrity.
Travel throughout the UK as and when required.
