Who you are:

We're after someone who understands both the detail and the impact, how good pre-construction sets everything else up to succeed.

Someone who can:

Run the pre-construction process from enquiry to handover without needing hand-holding. Read drawings, understand M&E scopes, and spot what's missing before it becomes a problem. Write clear, professional proposals that make sense to clients and the team. Balance technical detail with commercial sense. Manage their workload and priorities without chaos. Communicate clearly with clients, suppliers and the team.

Qualifications & Experience

Background in mechanical or electrical contracting (essential). 5+ years' experience in estimating, pre-construction, or a QS role. Strong understanding of project financials, variations, claims, and cost tracking. Comfortable using software for estimating and reporting (Procore experience a bonus). Relevant trade or construction qualification (HNC/HND or equivalent) preferred. Full UK driving licence.

The Role:

Manage the pre-construction process from first enquiry through to internal handover with the delivery team. Review new opportunities, assess viability, and decide which tenders are worth pursuing. Prepare, price, and present clear, accurate proposals that outline what's included, excluded, and clarified. Read drawings and specifications, identify gaps or risks early, and flag anything that needs resolving. Source, compare, and manage supplier and subcontractor pricing. Hold internal handovers with Projects and Operations so delivery starts with everything they need to run smoothly. Liaise with finance to make sure variations, progress claims, and applications for payment are based on accurate pre-construction data. Keep commercial records organised and consistent proposals, quotes, and correspondence. Use Procore to manage estimating, tender tracking, and reporting. Improve templates, reports, and processes that make pricing and documentation more consistent. Build and maintain relationships with clients, consultants, and suppliers most of our work comes through repeat business.

The package

Salary:

55,000 - 60,000 per year

Company Bonus

Holidays:

28 days including bank holidays, plus any agreed Christmas shutdown

Pension scheme - standard company contribution.
