The role
Working from the centre of historical Greenwich our office is situated on the bank of the river with amazing views of the Thames. We are seeking an experienced Commercial Property Manager to join our team, which is crucial to our business. We are interested in hearing from experienced Commercial Property Managers. The successful candidate shall have a minimum of one year's
Commercial Management
experience. Experience using QUBE/MRI Property Management software would be advantageous.
As a vibrant and flexible employer, the duties will include but are not limited to the following:
Dealing with day-to-day property management
Responding to enquiries from landlords and tenants
Review tenant applications and prepare client recommendations
Ensure all tenant application fee invoices are raised and paid promptly
Carry out property inspections
Arranging with contractors, Building Surveyors to ensure any maintenance repair, redecoration or refurbishment are resolved in a timely manner.
Responsibility for Fire, Health & Safety compliance relating to sites under their control, acting or escalating any issues relating to non-compliance
Reading of leases and ensuring accurate data is maintained on the property management system
Ensure rent demands are raised accurately and on time
Ensure client reports are prepared and issued to clients in accordance with agreed timescales
Ensure credit control targets are met for rent and service charge collections
Manage the transition of client/properties in and out of management
Responsibility for ensuring that all necessary insurance reinstatement valuations are undertaken, providing accurate insurance data to broker for renewal and ensuring that all insurance premiums are recharged to tenants
Identify opportunities for providing additional services to clients
Attending client meetings and carrying out actions arising
Responsibility for arranging and chairing occupier meetings when required, ensuring client feedback following the meetings and carrying out all actions arising
Responsibility for taking the appropriate action in response to any legal notice received in relation to a managed property
Review tenant applications and prepare client recommendations
Manage the transition of client/properties in and out of management
Responsibility for ensuring that all necessary insurance reinstatement valuations are undertaken, providing accurate insurance data to broker for renewal and ensuring that all insurance premiums are recharged to tenants
Identify opportunities for providing additional services to clients
Work with the on-site facilities teams to review and obtain approval of service charge budgets
Review service charge cash flows and budgets monthly/quarterly subject to client requirements
Approve service charge year end reconciliations in accordance with RICS guidelines / client instruction
Be fully conversant with, and adhere to, the rules and procedures contained in the Company's RICS Insurance Business Compliance Manual
