The job:
A fantastic opportunity has arisen for a Commercial Property Manager to join the Asset Services team, managing a mixed portfolio of multi-let offices, industrial and retail properties.
You'll act as a key point of contact for clients and occupiers, taking ownership of day-to-day property management, financial performance, and service delivery across your portfolio. This role is ideal for someone ready to step up into full Surveyor responsibilities, or an established Property Management Surveyor seeking a larger platform, better clients and clear career progression.
Working in a hybrid pattern (typically 3 days in the office), you'll collaborate closely with internal experts (FM, accounts, lease advisory, agency) and external consultants to ensure assets are managed to the highest standards and aligned with client strategies.
Job duties:
Manage one or more regional client accounts, ensuring consistent, timely and accurate delivery against agreed objectives.
Build strong relationships with clients, understanding their business and asset strategies to drive performance and long-term value.
Act as a trusted advisor, aligning with client vision and values and highlighting opportunities for improvement.
Coordinate with internal teams and external consultants to deliver integrated services and a seamless client experience.
Act as the primary interface between tenants and clients, handling queries promptly and professionally.
Ensure compliance with internal procedures and professional standards (health & safety, environmental, risk, etc.).
Maintain accurate property and lease data, proactively manage lease events and support strategic initiatives.
Prepare client reports, performance updates and commentary to agreed formats and timelines.
Liaise with letting agents and legal advisors on lettings, lease renewals and other instructions in line with client mandates.
Support rent and service charge collection, working with credit control to minimise arrears.
Oversee the full service charge process, including budgets, management and year-end reconciliations, in line with RICS guidance.
Manage utility contracts, recharges and reconciliations in collaboration with the Utility Bureau.
What We're Looking For:
Experience in commercial property management (offices, industrial, retail or mixed-use).
Degree-level qualification or equivalent; MRICS (or working towards) is desirable but not essential for the right person.
Strong understanding of the commercial real estate sector and landlord & tenant principles.
Confident with Microsoft Office (Word, Excel, Outlook, PowerPoint); experience of property management systems (e.g. Yardi, TRAMPS) is an advantage.
Self-motivated, organised and results-driven, with a commitment to delivering excellent client outcomes.
Strong communication and interpersonal skills, able to build rapport with clients, occupiers and colleagues.
A proactive team player who can also work independently and take initiative.
