The Role


We are seeking an experienced Construction Aftercare Manager to take ownership of the post-construction phase, ensuring all defect obligations are managed effectively. This is a key role responsible for closing out defects within the agreed periods, coordinating with subcontractors, and ensuring clients receive outstanding aftercare service. The successful candidate will also play a crucial part in securing retention monies by driving the timely resolution of all outstanding issues.

While the role is predominantly management-based, we are looking for someone who is not afraid to roll up their sleeves and get stuck in when required to ensure the job gets done. Additionally, this role will provide valuable operational support by covering for Site Managers or Contracts Managers during annual leave, ensuring continuity across our projects.

Key Responsibilities



Manage the aftercare process across multiple projects, from practical completion through to the end of the 12-month defect period. Log, track, and oversee the resolution of all defects, ensuring timely closeout in line with contract requirements. Coordinate and manage subcontractors to ensure defects are addressed quickly and to the required standard. Maintain proactive and transparent communication with clients, keeping them updated throughout the process. Prepare and manage documentation to support retention claims and ensure monies are secured. Provide short-term cover for Site Managers or Contracts Managers during annual leave, ensuring seamless project delivery. Work closely with project teams to provide feedback on recurring defects, helping to improve future project delivery. Uphold company standards for quality, customer service, and health & safety always.

Skills & Experience Required



Proven experience in a similar aftercare, defects management, or customer care role within the construction industry. Strong understanding of defect liability periods, retention processes, and construction contracts. Excellent communication and interpersonal skills, with a client-focused approach. Ability to manage multiple projects and stakeholders simultaneously. Strong organisational skills with meticulous attention to detail. Flexible and adaptable, with the ability to step into a site or contracts management role when required. Hands-on approach with a willingness to get involved on-site when required. Proficient in using project management software and defect tracking tools. Good understanding of Health & Safety regulations and site safety practices. Full UK driving licence.
