Overview



We are seeking a results-driven and accountable

Project Manager

to join our construction team, specifically overseeing projects in

County Down & Armagh

. The ideal candidate will have solid leadership skills, strong understanding of construction contracts, and commercial awareness--capable of delivering projects on programme and within budget. This role requires someone who is comfortable leading a site team as well as managing client expectations and contractual obligations.

The Project Manager will take full responsibility for day-to-day project execution across County Down & Armagh, driving performance in programme, cost, quality, and compliance. You will communicate confidently, chair meetings, assign responsibilities, and ensure all stakeholders are aligned. Key Responsibilities



Contractual & Commercial Delivery



Manage all aspects of County Down & Armagh projects in line with the main contract, Employer's Requirements, and Contractor's Proposals. Interpret and monitor the contract sum, preliminaries, and budget allowances--ensuring margins are protected. Ensure robust processes are in place to capture, notify, and agree variations, delays, and contractual entitlements. Provide timely information, instructions, and contractual correspondence to the QS and commercial team. Review sub-contractor orders and packages to ensure alignment with scope, programme, and budget for each regional project.

Programme Management



Drive delivery of the construction programme across County Down & Armagh, identifying opportunities to maintain or accelerate schedule. Work closely with the site team and subcontractors to ensure coordination and sequencing of works for each location. Monitor progress through short-term programmes and daily planning; adjust site strategy to meet milestones. Lead weekly project meetings, define priorities, and hold team members accountable for progress.

Leadership & Team Communication



Define roles and responsibilities clearly across the project teams in County Down & Armagh. Chair regular coordination, client, and subcontractor meetings, ensuring accurate minutes and action tracking. Promote a performance-based culture focused on outcomes, team accountability, and proactive problem solving. Communicate clearly, professionally, and promptly with clients and stakeholders--both verbally and in writing.

Operational Oversight



Lead the site teams in County Down & Armagh in planning, logistics, procurement, and resource management. Ensure plant, labour, and material allocations are optimised and aligned to each regional programme. Maintain clear oversight of daily operations and site activities, resolving on-site issues swiftly.

Quality & Compliance (SHEQ)



Oversee implementation of company SHEQ systems and ensure safe systems of work are in place and maintained. Support the production and maintenance of Inspection & Test Plans and ensure non-conformances are resolved efficiently. Ensure each project is delivered to the highest quality standards with appropriate documentation and records. Verify all regulatory and internal compliance requirements are met, including temporary works and environmental controls.

Client & Stakeholder Relations



Build and maintain strong working relationships with clients, consultants, and statutory bodies in County Down & Armagh. Represent the company professionally in all client and external stakeholder meetings. Identify potential repeat business or cross-selling opportunities and communicate them to the leadership team.
What We're Looking For

Proven Experience:

Experience delivering construction projects as a Project Manager, preferably within County Down & Armagh or similar NI regions.

Contractual Knowledge:

Strong understanding of JCT, NEC, or equivalent contracts and commercial principles.

Communication & Leadership:

Exceptional verbal and written communication skills, with the ability to lead site teams.

Performance-Driven:

A track record of meeting or improving programme and financial outcomes.

Systems Familiarity:

Experience with construction management systems (e.g., Procore, Asta, MS Project).
