Construction Project Manager

Job Description

We are seeking an experienced Construction Project Manager to lead the delivery of a new build small residential unit, starting August 2025. This is a key role for a proactive, detail-oriented professional who thrives on turning challenging visions into reality and delivering projects to the highest standards.

You will be responsible for driving the project programme, setting key milestones, managing the critical path, and ensuring all deadlines are met. You will serve as the main point of contact between our design, build teams, and third-party subcontractors, owning the project from mobilisation through to handover.

Key Responsibilities

Take full ownership of the project's delivery, reporting directly to the Managing Director. Set and drive key milestones and critical path items, coordinating efforts to meet targets. Organise and lead all required meetings, including monthly on-site progress reviews. Provide weekly project updates to senior management. Identify and flag variations to scope, estimating time and materials required. Maintain accurate records of all variations and ensure timely client approvals. Proactively identify, communicate, and mitigate project risks and issues. Lead pre-construction mobilisation, including pre-start meetings, H&S documentation, and site setup. Issue and manage a "release of information" schedule for architectural and engineering deliverables. Set weekly targets with the Site Manager, ensuring all resources and information are in place. Coordinate architectural, structural, and MEP design delivery, resolving discrepancies and gaps. Regularly survey the site, update drawings, and ensure technical accuracy. Procure and coordinate technical packages and specialist trades. Organise and manage subcontractors, suppliers, and utility providers. Review and sign off on RAMS and insurance documents. Track and reconcile supplier invoices, ensuring quality and value. Liaise with architects and design teams to deliver joinery, cabinetry, and FF&E packages. Oversee delivery, quality check items, and manage supplier relationships. Oversee finishing stages and close-out, ensuring all actions are completed. Manage the O&M manual and client handover process, including system demonstrations.
About You

10+ years' experience in high-end residential construction, ideally with new build experience. Proven ability to manage complex programmes and coordinate multidisciplinary teams. Strong technical knowledge, with the ability to resolve design and build queries. Excellent communication, leadership, and problem-solving skills. Experience with project management and accounting software (Xero experience advantageous). Detail-oriented, proactive, and committed to delivering outstanding results.
