Key Responsibilities
Project Delivery & Coordination
Manage all aspects of assigned commercial and residential projects, ensuring they are delivered within scope, budget, and timescale.
Coordinate site activities, trades, subcontractors, and suppliers to ensure efficient progress.
Oversee daily site operations and attend regular progress meetings.
Ensure all works are carried out in line with approved drawings, specifications, and Building Regulations.
Budgeting & Cost Control
Prepare, monitor, and manage project budgets.
Source and procure materials, negotiating with suppliers to achieve best value.
Review and approve subcontractor quotations, variations, and invoices.
Report regularly on project expenditure and profitability.
Health, Safety & Compliance
Ensure full compliance with Health & Safety regulations, CDM requirements, and company policies.
Conduct regular site inspections and risk assessments, addressing any issues promptly.
Maintain all relevant site documentation, including method statements and safety records.
Promote a strong safety culture among all site personnel and subcontractors.
Client & Stakeholder Communication
Act as the main point of contact between clients, consultants, and the site team.
Provide regular project updates and manage expectations throughout each phase.
Support the preparation of project reports and handover documentation.
Team Leadership
Supervise site managers, foremen, and subcontractors, ensuring quality workmanship.
Foster teamwork, accountability, and a proactive problem-solving approach on site.
Skills & Experience Required
Proven experience managing both
commercial and residential construction projects
.
Strong understanding of
construction processes, building regulations, and site safety standards
.
Excellent organisational and communication skills.
Experience in
budgeting, procurement, and cost reporting
.
Full UK driving licence.
Desirable Qualities
Trade background or technical qualification in construction.
Experience working with local authorities and building control inspectors.
Ability to multitask across multiple sites simultaneously.
A practical, "hands-on" approach with attention to detail.
