Post Start Date - Tuesday 6th January 2026 (completion March 2028)
We are looking for a practical, organised Site Manager to lead day-to-day works on a live student accommodation recladding project in Brighton. The role is focused on external wall remediation: scaffolding, strip-out, fire stopping, cavity barriers, insulation, sheathing boards and new cladding systems on occupied blocks. You'll coordinate trades, manage safety and quality, and keep the programme honest while maintaining good relationships with the client and residents.
Key Duties
Manage daily site operations across multiple blocks, ensuring works follow agreed programmes and sequences
Coordinate and supervise subcontractors for fire stopping, scaffolding, insulation, sheathing and cladding installations
Plan short-term look-ahead programmes and adjust sequencing to deal with access constraints and live building conditions
Maintain high standards of health and safety, including RAMS, inductions, permits, scaffold handovers and housekeeping
Use Autodesk Docs/Autodesk Construction Cloud to manage drawings, documents and approvals
Lead on digital QA: capture time/date-stamped photos, complete checklists and upload records to support the "golden thread"
Carry out regular inspections of fire stopping, cavity barriers and facade build-ups to confirm compliance with design and test data
Liaise with the client team, building management and residents to plan noisy / disruptive works and deal with issues promptly
Maintain clear site records, including diaries, progress updates, variations and information requests
Support the commercial and design teams by flagging risks early and helping to close them out on site
Requirements
Proven experience as a Site Manager or similar on construction projects
Experience of facade recladding, external wall remediation and/or building restoration works (preferred but not essential)
Good understanding of cavity barriers, fire stopping, insulation, sheathing boards and cladding systems
Experience managing works on occupied residential or student accommodation schemes (preferred but not essential)
Confident using a CDE such as Autodesk Docs, Viewpoint, plus basic MS Office
Strong site H&S knowledge and a track record of running safe, tidy sites
Clear written and verbal communication skills, comfortable with emails and short reports
Right to work in the UK and a full UK driving licence
Recent, checkable references from at least two relevant projects

Previous experience specifically on cladding remediation / fire safety projects
Familiarity with Building Safety Act / "golden thread" style documentation
SMSTS or SSSTS

Employment Basis & Pay
Role available as direct employment (PAYE) or via your own UK-registered limited company on a subcontract basis
PAYE salary guide: 55,000-62,500 per annum, depending on experience
Ltd company rate guide: 240-280 per day + VAT, depending on experience
Candidates engaged via a limited company must hold their own Public Liability insurance (minimum 5m) and provide evidence before starting on site
Job Types: Full-time, Fixed term contract
Contract length: 26 months
Pay: 56,000.00-62,500.00 per year
