This senior leadership role combines high-level project oversight with site-facing accountability to ensure QBuild delivers its bespoke homes with consistency, foresight, and commercial precision. Acting as a key conduit between Directors, Lead Builders, architects, and commercial staff, the Contracts & Operations Manager takes ownership of planning, site performance, and monthly valuations.
The role requires deep technical knowledge, strong project management skills, and commercial awareness. It is pivotal in driving consistent delivery across all live projects.
This is a one-year role initially, with strong potential for extension based on business needs.
Key Responsibilities
Project Planning & Forecasting
Develop and communicate robust mid- and long-term construction programmes for each site.
Identify and resolve programme risks, lead-time bottlenecks, and procurement dependencies.
Coordinate with architects and contract administrators to resolve design queries in good time.
Provide technical input on complex or bespoke procurement items to assist the purchasing team.
Site Oversight & Line Management
Line manage QBuild's Lead Builders, offering clear direction, support, and performance feedback.
Visit sites regularly to assess progress, build quality, H&S compliance, and team effectiveness.
Take ownership of resolving programme and sequencing issues on site, escalating risks where necessary.
Monitor subcontractor performance on quality, health & safety, and programme delivery; liaise with subcontractors to resolve issues early
Ensure quality control and adherence to all relevant construction standards and regulations
Technical Procurement Support
Act as a technical partner to the procurement function, ensuring specifications, sequencing, and delivery requirements are clearly defined
Coordinate with the relevant stakeholders to ensure technically accurate and timely orders for specialist items.
Provide buildability insights and ensure materials meet specification and site sequencing needs.
Identify and resolve detailing issues in collaboration with subcontractors and design professionals.
Commercial Involvement & Valuation Support
Participate in monthly site measures and contribute to accurate valuations.
Identify variations, omissions, or changes affecting cost or scope, and report to the Commercial Director.
Monitor commercial risks across all projects and proactively flag issues with cost or scope implications
Contribute technical insight to tendering processes, ensuring buildability and delivery risks are addressed.
Health, Safety & Compliance
Oversee key health and safety planning across live sites, including cranage, scaffolding, plant, and training.
Support site teams in applying CDM standards and safe systems of work.
Monitor compliance and report non-conformance to the Operations Director, ensuring follow-up action is taken.
Communication & Reporting
Provide regular project updates and risk reports to the Operations and Commercial Directors.
Ensure Lead Builders are aligned with programme milestones, procurement timelines, and design changes.
Maintain a strong, values-aligned leadership presence across sites
Act as a credible ambassador for QBuild in dealings with architects, suppliers, and external consultants.
Person Specification
Essential
Proven experience implementing and enforcing H&S standards on active construction sites
Strong building background with site management experience -- multi-trade or joinery preferred.
Proven track record delivering high-end or bespoke residential projects.
Competence in project planning, team leadership, and delivery coordination.
Commercial understanding of valuations, variations, and contractual implications.
Proven ability to lead with clarity, communicate decisively, resolve complex challenges, and deliver practical solutions under pressure.
Full UK driving licence and own vehicle; willing to travel and work away when required.
Desirable
SMSTS (Site Management Safety Training Scheme) or equivalent H&S qualification
NVQ Level 6 in Construction Site Management
CSCS Black Card (Manager Level)
NEBOSH Construction Certificate
Experience in main contractor or principal contractor settings.
Track record managing multiple concurrent projects.
Experience reporting directly to Directors or executive leadership.
