Role Overview
The
Contracts Manager
is responsible for delivering planned improvement programmes for preventative and cyclical maintenance. The role ensures projects are delivered safely, on time, within budget, and in compliance with health and safety and regulatory requirements, including CDM regulations.
You will oversee complex construction projects, manage procurement processes, supervise contractors, and lead a project ream to ensure high-quality outcomes for your residents.
Key Responsibilities
Deliver planned improvement programmes for preventative and cyclical maintenance, ensuring they are completed on time and within budget
Manage fire remediation and decarbonisation projects from start to finish
Ensure quality of service, value for money, and customer service standards are met by both staff and contractors
Consult with residents at key stages and resolve any issues post-project and keep customers informed by clearly communicating complex project details
Manage external contractors, suppliers, and residents to find innovative ways to improve services
Oversee team resources, contractors, and consultants to ensure projects are completed on time, to budget, and meet quality standards
Ensure policies and processes are aligned with the needs of diverse resident groups and comply with building and health and safety regulations
Inspect work to confirm compliance with regulations and quality standards
Review risk assessments and method statements to ensure compliance with CDM regulations
Reconcile and settle final accounts, agree interim valuations, and handle contractual disputes and variations
Analyse financial information and manage budgets effectively
Supervise inspections and liaise with consultants to ensure procedures are followed
Work with Repairs and Development teams to resolve latent defects in newer buildings
Resolve queries and complaints quickly to ensure a first-class service
Carry out tendering processes in line with financial regulations, including electronic procurement
Seek and use feedback to improve processes and the customer experience
Take responsibility of personal and team development, proactively seeking training and growth opportunities
Travel to project sites and carry out any other reasonable tasks to ensure excellent service delivery
More About You
Diploma or degree in Building Surveying, Construction Management, or a closely related technical discipline (e.g. HNC/HND equivalent)
Membership of a recognised professional body such as CIOB/RICS (desirable)
Over 7 years' experience in contract administration and management, utilising different forms of contract such as NEC/JCT
Proven ability to deliver complex construction project, including planned maintenance, fire remediation, and decarbonisation schemes, ideally within a social housing or public sector environment
Strong understanding and practical application of Building Regulations, British Standards, Health and Safety legislation, CDM Regulations and risk management processes
Experienced in producing specifications, tenders, and full contract documentation to support project delivery in compliance with legal and regulatory frameworks
Skilled in interpreting technical documentation such as engineering drawings, method statements, and risk assessments
Capable of undertaking building condition surveys and inspections across a range of property types
Financially astute, with experience in budget management, cost control, contract negotiation, account reconciliation and dispute resolution
Committed to stakeholder engagement and customer focused project delivery. With a strong track record of working collaboratively with residents, contractors, consultants and internal teams to achieve service excellence
Knowledgeable in building asset maintenance and renewal planning with multi-disciplined property environments, including housing and building service
Working knowledge of procurement procedures, sustainability standards and continuous improvement initiatives
Full, clean UK driving licence with flexibility to travel to sites as required
