Contracts Manager



Responsible for managing timber frame erection from factory to completion. Oversees planning,

coordination, site progress, and client communication to ensure jobs run on time and within budget.

Key Duties:



Act as main point of contact for clients, site teams, and subcontractors Plan and manage delivery and erection schedules Review drawings, specifications, and client requirements Arrange and attend site meetings, manage site queries Prepare and review risk assessments and method statements Ensure RAMS are issued to site teams and followed Monitor project progress, resolve issues, and report updates Ensure H&S compliance and site documentation is in place Manage cost variations and liaise with colleagues to check the estimates and quotes Support quality control and sign-off processes Carry out regular site visits to monitor progress, quality, safety, and compliance with specifications, write site visit reports Conduct site surveys ahead of key stages to ensure readiness and highlight issues early. Undertake blockwork surveys to check levels, setting out, and compatibility with timber frame designs. Perform site recces before works commence to assess access, ground conditions, and logistical challenges. Handle customer issues promptly, including complaints, change requests, and clarifications. Manage and coordinate with suppliers, ensuring the right trades are available at the right time. Oversee plant hire(i.e. Crane, telehandler, digs) and accommodations needs, making sure machinery is booked, delivered, and used efficiently. Track and confirm delivery dates for all frame components and materials to avoid delays. Liaise with suppliers, subcontractors, and the internal team to keep schedules aligned. Report regularly to management on site progress, risk items, and any actions needed. Complete erection management templates before the project starts. Manage day-to-day coordination with erection suppliers to ensure accurate, timely, and cost- effective delivery of services and materials

Key Duties:



A Sourcing and Procurement:



Identify and select suppliers, place orders and make schedules for erection process. Calculating the budget price for each job upfront, and checking to make sure it is aligned to estimating. Evaluate bids and make recommendations based on commercial and technical factors. Liaise with Designers to monitor and manage supplier performance to ensure quality and reliability. Checking and approving supplier quote and invoices and make sure the company is paying the correct amount Liaise with suppliers to agree lead times, delivery dates, and technical details

B Supplier Relationship Management:



Build and maintain strong relationships with suppliers. Regularly communicate with suppliers to address issues and ensure smooth operations. Set up review meetings with suppliers Identify and mitigate potential risks in the supply chain. Implement cost-saving initiatives and improve supplier performance. Maintain up-to-date records of all supplier communications

C Compliance and Documentation:



Ensure all procurement processes are followed and accurately recorded. Ensure compliance with company policies, industry standards, and legal requirements.

D Strategic Planning and Analysis:



Analyze market trends and monitor price fluctuations to optimize procurement decisions. Identify opportunities for cost savings and efficiency improvements. Prepare reports and presentations on procurement performance and supplier perfo

Qualifications



Experience with project management and coordination Knowledge of Timber Frame construction methods and materials Strong communication and negotiation skills Financial management and budgeting skills Ability to manage multiple projects and meet deadlines Problem-solving skills and attention to detail Relevant certifications or qualifications in Construction Management or related field
