Role Overview

We are seeking a highly motivated and commercially astute

Contracts Manager

to oversee the successful delivery of multiple concurrent projects across London. The ideal candidate will have strong experience in commercial fit-out and facade remediation as well as running small works teams , with excellent knowledge of procurement, budgeting, programme management, and contract administration.

You will be responsible for managing subcontractor performance, maintaining client relationships, and ensuring the commercial success of each project from inception to completion. You will br responsible to manage our in house labour force.

Key Responsibilities

Manage multiple fit-out and facade remediation projects concurrently across London. Train, manage and supervise each site manager Ensure Golden thread of information is maintained. Ensure compliance with all relevant legislation, including the

Building Safety Act

. Lead procurement processes, including tendering, subcontractor appointment, and material sourcing. Prepare, monitor, and control project budgets and cost plans. Develop and maintain project programmes and ensure milestones are met. Oversee and coordinate site teams, site managers, and subcontractors. Undertake regular site inspections to monitor progress, quality, and compliance with H&S. Prepare and administer contracts (JCT and other forms), including managing variations and claims. Provide regular commercial and progress reports to senior management. Contribute to strategic planning and process improvement within the business.

Skills & Experience Required

Proven experience (5+ years) in a Contracts Manager or Senior Project Manager role within the construction industry. Strong background in

commercial fit-out

and

facade remediation

, ideally within the London market. Thorough understanding of the

Building Safety Act (BSA)

and facade compliance requirements. Excellent knowledge of

JCT contract forms

and contract administration. Strong financial and commercial acumen with experience in budgeting, forecasting, and cost control. Strong leadership, organisational, and communication skills. Ability to manage and prioritise multiple projects in a fast-paced environment. Proficiency in project management software (e.g., MS Project, Asta, Excel). Degree or HNC/HND in Construction Management, Quantity Surveying, or related discipline (preferred). CIOB or equivalent qualification Preference for someone that came through the ranks.

Pay: 45,000.00-75,000.00 per year
