An exciting opportunity has arisen to join our team as Contracts Manager working at our Warrington office as part of our Demolition team.
Salary: Up to 65,000 depending on experience + car and benefits
About the role
The Contracts Manager will oversee contractual, commercial, and delivery elements of demolition projects, from estimating handover to final account. This is a non-operational role focused on contractual compliance, financial control, programme management, and client engagement. The role works closely with Directors, Quantity Surveyors, Estimators, and Project Managers and clients, ensuring safe and efficient delivery in line with BS 6187 and all relevant regulations.
Role responsibilities
Take ownership of projects from the Estimating Division at award stage.
Attend pre-start meetings and ensure contractual and commercial preparedness.
Review and interpret contract documents (NEC, JCT, etc.) for obligations, risks, and opportunities.
Work with QS to capture and submit variations, compensation events, and delay notices.
Manage operatives, programming labour and plant.
Produce project-specific Health and Safety documents (CPP and RAMS).
Lead contract correspondence and liaise with clients on commercial issues.
Maintain project trackers for programme, variations, and commercial performance.
Support pre-construction deliverables such as contract reviews, tender clarifications, and risk schedules.
Contribute to claim preparation, dispute avoidance, and resolution strategies.
Maintain accurate audit-ready commercial documentation and reporting.
Ensure projects perform in line with tendered GP margins and flag early issues affecting financial performance.
Support Temporary Works coordination from a contract/compliance perspective (training can be provided).
About you
Previous experience in the demolition industry or wider construction sector.
Solid understanding of NEC and JCT contractual structures and application.
Good knowledge of current Health & Safety and employment legislation.
Excellent interpersonal skills with the ability to engage a wide range of people.
Confident in reading and interpreting technical specifications, programme clauses, and risk allocations.
Skilled communicator with clients, consultants, and internal teams.
Strong working knowledge of Microsoft Office, particularly Excel and Word.
Commercially driven, with a sharp eye for contractual obligations and risk.
Able to work on your own initiative.
Team player, able to motivate and lead a team.
Full UK driving licence.
Desirable
NVQ Level 6 in Construction Contracting Operations or Demolition Management (or equivalent).
CSCS card holder.
SMSTS certification or willingness to obtain.
